REQUESTED DEPARTURE REFERENCE SECTIONS:
38.360.070.A.2: Do not exceed 120 feet in width or length and 10,000 square feet in
maximum floor area within all dwellings, attached parking structures, and parking spaces
internal to the building combined. Common interior spaces are not included in the
calculation of the 10,000 square feet maximum area. Common interior spaces means
enclosed spaces which are designed for use by occupants of more than a single dwelling.
Examples include but are not limited to elevators, shared stairs, walkways, atriums, laundry
rooms, and mail rooms.
38.360.070.A.4.b: A departure for additional building length or width may be granted on
lots larger than 24,000 square feet at a rate of one linear foot of building length or width
per 3,500 square feet of lot area in excess of 24,000 square feet up to 160 total lineal feet of
building length or width.
38.360.070.A.4.c: Departures must demonstrate the additional common area or
length/width meets the intent of the apartment buildings, limited designation to allow more
flexibility in building form and dwelling unit arrangement while also being consistent with
the mass and scale of medium density zoning districts.

DEPARTURE REQUEST RATIONALE:
A length of 151’ is requested for the apartment building, limited (Building II).
A length of up to 160' may be granted for an Apartment Building, Limited based on the lot’s size. The project lot is
5.3 acres, which exceeds 3.04 acres (132,500sf), which is the minimum lot size that is required for the proposed
building length of 151' based on the formula in the code standard. Exhibit sheet A3.4.0 shows the 151' length of
the proposed building.
The proposed building length meets the intent of Apartment Buildings, Limited in providing additional design
flexibility for this unique cohousing project. Specifically, it allows eight homes to access common facilities without
exposure to the elements, which is particularly beneficial for elderly residents and residents with limited mobility.
The Building II design includes both an ICC A117.1 Type A and Type B accessible home, and five other homes
designed for aging in place. The configuration also provides access to the enclosed glass-covered lane for all
residents, greatly increasing their access to shared amenities and the usability of those amenities year-round.
The proposed design is consistent with the mass and scale of the medium density zoning district. Specifically, the
proposed design deploys strategies such as broken down massing and varied materials to integrate the character
of the apartment building, limited building with adjacent buildings on and off site. Furthermore, the orientation of
the 151’ east and west facades of Building II face the interior of the project (east) and toward the rear of the
neighboring property's garage (west). Exhibit sheet A6.1 shows the 151' west facade that faces the rear of the
adjacent lot's garage and how the building size is broken down employing residential scale and massing.
