Dear Mayor Andrus City Commissioners and Community Development Director Matsen
I would like to comment on application #21165 “ The Ives”, a proposed 6 story 171,654 gagmixed use development at the corner of N. Wilson and W. Villard.
This project is totally not appropriate for this site as it is right now. It abuts a wholeneighborhood of residential units. At 6 stories it will tower over all the existing one and two
story houses that are there now. Even if all these houses were redeveloped the area is B-4 sonothing would b over 2 stories tall. This massive building would still not transition into the
adjacent neighborhood at all. According to statements made at a September 2019 meeting thisarea is a transition zone not part of the city core.
The west side of this building that directly faces the neighborhood poses a lot of issues.Looking at the rendering (figure 11 in the Design Review Staff Report) there appears to b park
area on the other side of the proposed 16 foot alley. That is where the existing properties liewhich means the alley will go right up to their properties with no green space buffer. There
appears to b private balconies and a shared courtyard that would look directly into theneighboring yards and homes. Also with 99 units in this building the traffic down this alley
would turn it into a street especially as people access the paring garage.The developer is also requesting cash-in-lieu for the provision of parkland for this
development. This is totally going against the community plan by actually decreasing greenspace in this area significantly. As a neighborhood as our density increases significantly we
need more parks /green space not cash-in-lieu to be used elsewhere in Bozeman. I am asking you to please vote no to this project at this time. Please take the time to review
this project and get this very important transition zone correct. It wil set the tone for all futuredevelopment outside the core area for years to come.
