As a resident of the Northside Neighborhood, I would like to submit comments on the proposed plan for The Ives. This is application number 21165. I entreat you to review thetransition between the proposed 6 story building and single-family homes abutting the alley and street on two sides. Goal N-1 of our community plan articulates what we hope for interms of compatibility: “Promote housing diversity, including missing middle housing … compatible in scale and form with detached single-family homes—located in a walkableneighborhood.” Vertical, straight six story building lines do not create transitions and are hard to envision as compatible with detached homes, or the goal of walkability. We need graduated heights,walkable sidewalks that incorporate boulevards and landscaping in front of buildings - comparable to the broader community. Small buffers of plants help keep things cool in thesummer and access to sunshine reduces cold wind tunnels in the winter. Transition space encourages us all to walk, and to stop and talk. The request for cash-in-lieu of the provision ofparkland adds further reduces the health and walkability of this development. Before you approve this plan, please stand in the yards of homes which will be across from The Ives. In addition to reviewing the proposal, please invest in imagining the perspectives ofneighbors in detached homes. I believe a discussion at street level will increase emphasis on the transitions in mixed use neighborhoods. In addition, perhaps consider a 2-week delay and asking a few neighbors to work with thedeveloper to sketch two or three transition concepts. I sure that many would dedicate some time. A collaborative, creative effort with benefit this project, other projects to come, andstronger neighborhood relationships as Bozeman navigates continued growth.
