GENERAL NOTES:
- All below grade level concrete to be covered with approved
foundation coating.
- IMPACT recommends top of concrete to be 12"-18" above
top of curb, min.
- Foundation floor framing inspection approval required
(including subfloor shear walls) prior to installation of first floor
sheathing.
- All fasteners in treated lumber shall be stainless steel,
copper or silicon bronze or hot dipped galvanized (no electro
plated galv).
FLOOR FRAMING NOTES:
- double joists or beam under parallel bearing walls
- lateral restraint (blocking) at all intermediate support locations
(cripple walls)
- solid blocking at any cantilever and under braced wall lines
CLOTHES DRYER VENTING:
(IMC 504.6.7)
- max. length shall not exceed 35' from dryer location to outlet
terminal
- length reduced by 2'6" for each 45° bend
- length reduced by 5' for each 90° bend
exception: where make and model clothes dryer is known and of
manufacturer's installation instructions provided to code official,
manufacturer's specs may be used.
CONDITIONED or MECHANICALLY VENTILATED CRAWL SPACE
NOTES:
- Exposed Earth must have Class 1 Vapor Retarder with a 6"
seam overlap and be sealed/taped. Edges must extend a min. 6"
up Stem Wall and be sealed to the Stem Wall.
- IMPACT suggests crawl space filled with min. 4" of
compacted gravel, washed rock, or sim.
- IMPACT recommends a 3" PVC pipe be installed for
passive radon mitigation
FURNACE LOCATED IN THE CRAWL SPACE:
- equipment installed at grade level shall be supported on a
level concrete slab extending a minimum of 3" above adjoining
grade or it shall be suspended a minimum of 6" above adjoining
grade
- an approved fuel shutoff valve shall be installed in the
fuel supply piping serving each piece of fuel burning equipment at
an accessible location ahead of the union or appliance connection
within 36" of the equipment
- furnace to be located within 20 feet of the crawl space
opening - an approved independent means of disconnect for the
electrical supply to each piece of equipment, ssu box
- permanent switch controlled lighting shall be installed for
maintenance of equipment; required to be accessible or readily
accessible
- a 120-volt service receptacle shall be located within 25
feet of and on the same level as the equipment for maintenance
- exhaust vent for high efficiency furnace to be CPVC or
other high temperature material
GENERAL:
- if foundation wall is insulated, foundation is to have one
(1) 16x8 screened power vent only
ANCHOR BOLTS: to go 7" into concrete, set within the middle 1
3 of
the width of the plate, and located within 12" (but not less than 7
bolt diameters) from the ends of each plate, with a max. spacing
of 6' O.C. (4' O.C. for buildings over 2 stories); min. 2 bolts per
plate, w. 3"x3"x.229" sq. washer (per IRC R403.1.6, 602.11.1)
MOLD: is a serious concern. Crawl space needs to be kept dry
during construction. Using Temporary Vents, Fans and / or
Dehumidifiers is recommended.
