1. Sec 38.360.220.E – Minimum Usable Open Space, 10% of lot must be reserved for open space.
Please show compliance with this standard.
RESPONSE: The total lot area is 4,872 sf. Therefore, the total amount of open space that must
be reserved is 487 sf. The open space area called out on the architectural plans is 560 sf,
which exceeds the minimum amount required. Please refer to Sheet 1 of the architectural
plans for the open space area.
2. Sec 38.360.030.J – Rear accessory structure must not occupy more than 40% of rear lot. Please
show compliance with this standard.
RESPONSE: The rear lot totals 1,785 sf. The accessory structure is 598 sf. 598/1,785 = 33.5%.
Please refer to Sheet 1 of the architectural plans for rear lot area and accessory structure
footprint. A calculation has been added to Sheet 1 showing compliance with this standard.
3. Accessory structures need to fit within the Side setback plane Sec 38.360.030.G, please create
an elevation diagram showing compliance with this standard.
RESPONSE: Sheet 10 of the architectural plans has been revised to address this standard. The
back elevation shows the setback plane. Please see attached.
4. Please show designated parking spaces for all required parking for the specific lot only.
Adjacent properties are not being reviewed as one project. One onsite parking space should be
labeled as ADU resident parking space.
RESPONSE: Sheet 1 of the architectural plans has been updated to include only the parking
spaces on the subject property.
