Andrew & Victoria Lyons1691 Maiden Spirit StreetBozeman, MT 59715 Wednesday, September 29, 2021 Ross Knapper Development Review CoordinatorCity of Bozeman 20 East Olive StreetBozeman, MT 59771 Dear Mr. Knapper, We oppose the proposed zoning for the Canyon Gate development (Project 21337) located at the corner of Story Mill and Bridger Drive. Bozeman is one of the fastest growingareas in the country. Growth of any place, to be successful, must be both thoughtful and considerate. We endorse and support the continued growth and diversification of Bozeman. However, the zoning change proposed by Homebase Partners in the Canyon Gate development is incongruent with Bozeman’s mission statement for growth, insofar as it: 1. undermines the community ‘feel’ of Bridger Canyon by commercializingresidential space. 2. destabilizes existing wildlife corridors which connect the Bridger foothills andtheir water supply (Bridger Creek) to the Story Hills and the nearby Story Mill Park Wildlife Habitat.3. shunts commercial traffic through family-filled residential streets (most notably Maiden Spirit St.) which poses a safety concern to young children.4. reduces the visibility of the Bridger mountains and nearby foothill scenery by dramatically exceeding the existing two-story development precedent of thesurrounding community. 5. significantly strains existing roadway infrastructure by greatly increasing bothcommercial and residential traffic. 6. dimunizes both the historical and the aesthetic prominence of the nearby StoryMill which is a well-recognized Bozeman landmark. We view the growth of Bozeman as a force of positive change. And we unequivocally favor both the thoughtful and considerate development of this particular section of land. Butthe mission of Homebase Partners in their Canyon Gate development is incongruent with the City of Bozeman’s mission statement for local development, as it is also both inconsiderateand detrimental to the existing Bridger Canyon community. We urge you to consider the above concerns and advocate for Bozeman’s continued growth while maintaining thecommunity’s core values. Thank you for you consideration of this important matter. Kind regards, The Lyons Family Andrew, Victoria, Jasper (8) and Imogen (5)
