I do not believe that high density housing is a logical use for that parcel of land. If development is inevitable on that land, there should be continuity in design and density with the surrounding neighborhoods. That single development will have an outsized impact on Hawthorne school, which is already at max capacity, and traffic which is pushing the limits of Griffin, L Street and Story Mill. The train delays are getting worse all the time and if another 500+ households are added to the NE side of the tracks it will be only a matter of time before somebody is gravely impacted by the delay. Infrastructure should come first, otherwise the community impact is all but assure to be negative. The impact on the surrounding neighborhoods must also be taken into considerations. Having ingress and egress for a development of that density go through the quiet neighborhood streets of Legends does a huge injustice to the people living on the border of Canyon Gate. There are many children in all parts of Legends. People choose to live there because it is quiet and safe and they should not be subjected to the traffic increases expected from commercial and high density development. Additionally, exiting Northview onto Bridger Dr. is already dangerous because of how quickly people come down Bridger Dr. More traffic pulling onto Bridger only compounds the risk. It is understandable that infill is desirable but that solution needs to go hand in hand with the idea of affordable housing. This does nothing to alleviate that issue as these units will likely be vacation homes and high prices rentals. Providing high priced condos or apartments only brings more wealth to Bozeman thereby increasing pricing. Canyon Gate will not do anything to alleviate the housing and affordability issues faced by Bozeman. Without that benefit, there is not reason to have such high density development on the edges of Bozeman. This developers intent is to maximize density with no regard to affordability, minimize green space, and completely ignore the lack of continuity with the surrounding community. Allowing this to move forward in it's current proposed state is a clear statement by city planners that Bozeman is more interested in accommodating the interests of wealthy developers than protecting family friendly neighborhoods.
