Hi,
I am writing to express my objection to the development proposed by Homebase Partners known as
“The Ives” on the corner of Villard and Willson Sts. In Bozeman.
Primarily, my objection is that the apparent proposed six story apartment complex is inconsistent
with the Design Review Board’s Bozeman Community Plan policy to promote housing diversity,
including missing middle housing, where ‘middle housing’ is defined as a range of house-scale
buildings with multiple units—compatible in scale and form with detached single-family homes—
located in a walkable neighborhood. A six-story building directly alongside detached single or
double story houses could in no way be described as being compatible in scale and form with
detached single family homes.
Furthermore, the Bozeman Community Plan Goal N-4 is apparently to “Continue to encourage
Bozeman’s sense of place”. Whilst there are certainly a number of Homebase Partners four and five-
story apartment buildings in the vicinity of Mendenhall Street, the gradual creeping of these large
apartment buildings to the north of Main Street I don't consider to be encouraging Bozeman's sense
of place. It is simply creating a new type of place, not consistent with the current ambience of the
area to the north of Main St., Bozeman.
