Dear Commissioners Coburn, Madgic, Pomeroy, Deputy Mayor Cunningham and Mayor Andrus:
Regarding The Ives and Canyon Gate annexation proposals, I write as a 21-year resident of downtown
Bozeman in support of reasonably dense development with mixed-use commercial and residential uses in
Bozeman for the following reasons:
1. it provide affordable housing for workers within reasonable commuting distance to schools and potential
jobs at the new commercial sites;
2. it increases walkability / bikeability to services like grocery stores, and cuts down on car traffic and our
automatic / default reliance on traveling by car;
3. I believe that Bozeman in general promotes a robust system of trails and parks within city limits that
provide pleasant and spacious outdoor urban spaces close to residences, which reduces the need for large
yards and the motorized tools like lawnmowers with which homeowners contribute to noise pollution
In considering Homebase Partners's development proposals, I ask that you:
1. keep a balance between availability of parking and too much accommodation for cars that creates hostile
conditions for pedestrians or bike commuters;
2. Make provisions for affordable housing;
3. Study the effects of Homebase Partners's previous developments on for the surrounding
neighborhood's property values and livability.
Thank you for your service to our fast-growing, ever-evolving community.Marilyn Guggenheim
One among many articles for your reference: "the country's affordable housing stock is far below the level
of need. COVID-19 has made that need worse, triggering a buying spree as prospective homeowners
seek to take advantage of low mortgage interest rates. At the same time, millions of out of work or
underemployed Americans are struggling to keep a roof over their heads, and others have become
homeless.In all, nearly 40 million people are under threat of eviction and median listing prices for homes in
the United States have risen across the country by over 15% over the past year."
