A -EXPERIENCE | 3 The Bobcat Athletic Complex is designed to meet the needs identified by users and stakeholders and encompass current trends in Division 1 athletics. It will help MSU recruit and retain the nation’s top coaches, athletes, and staff, in addition to support the academic excellence of student-athletes in the classroom. The complex will offer a training room, hydrotherapy, weight room, locker rooms, nutrition bar, offices for coaches, conference and meeting space, and multipurpose gathering areas. Additionally, the complex will provide space for equipment storage, video analysis, and laundry. A new two-story addition provides additional office space to offer an open collaborative environment with private offices and conference rooms. Both the garage and warehouse were expanded and adjoined to the existing office building. The design allows users to flow from space to space without major barriers or definitive lines of occupancy separation, and gives NorthWestern Energy a refreshed presence within its original context. Because of the various complexities of the project, it was imperative that the design team, along with the Owner, created a healthy working relationship with the City of Bozeman Planning Department to navigate this project through the Site Plan Application. NorthWestern Energy BOZEMAN, MT A&E DESIGN Client/Contact NorthWestern Energy Daniel Kaluza Director Support Services 406.497.3236 6 | A - EXPERIENCE A&E Design completed a facilities master plan for the south campus of MSU to increase efficiency between existing facilities, improve pedestrian access, and plan for future development opportunities. Our team studied 81,805 sf of existing infrastructure to understand parking needs, facilities and vehicle circulation, and pedestrian traffic, resulting in the identification of various points of conflict. These solutions focused on creating a more walkable campus environment to create an outdoor culture reflective of students' lifestyle needs. Client/Contact Montana State University Dan Stevenson Associate VP of University Services 406.994.2001 MSU, South Campus Facilities Master Plan BOZEMAN, MT A&E DESIGN A&E Design completed a complex master plan, in addition to fundraising documents, plans, and specifications for the athletic facilities at MSU. The goal was to prioritize improvements, renovations, new construction, and maintenance projects to promote and advance MSU athletics. Work included holding workshops with University leaders, evaluating the existing Brick Breeden Fieldhouse, Bobcat Stadium, and D’Agostino Strength Training Center, identifying potential new projects, studying growth projections, benchmarking peer facilities, identifying donors, preparing conceptual design and alternative concepts, preparing cost estimates and probable costs, and developing fundraising materials, including graphics and marketing copy. Client/Contact Montana State University Leon Costello Director of Athletics 406.994.3499 MSU, Athletics Master Plan BOZEMAN, MT A&E DESIGN A -EXPERIENCE | 7 This fire station in Sandy, Oregon, required a major remodel to address functional needs and structural deficiencies. Mackenzie worked with the city and the local fire district to complete this renovation in accordance with mandated design guidelines. Using a combination of urban renewal funding and a grant from the fire district, the project was quickly underway. With the Cascadian architectural style prevalent throughout downtown Sandy, the community desired the new building's façade to reflect its surrounding context. In addition to aesthetic requirements, the facility also needed seismic updates to meet current standards. By increasing its size, the new station aligns with the city's expectations and meets the district's current and future needs. From needs assessment to design and construction contract administration, Stations 2 and 8 would come to fruition. The design team provided a strategic approach to cost control while ensuring these facilities incorporated all desired functions. One prototypical station design was developed to meet the operational needs of both locations, and each site was adapted to conform to the common building design. The process involved a broad, in-depth facility condition evaluation of 10 of the city's fire station. Then, capacity and community needs were considered to determine whether to refurbish, replace, or relocate existing facilities. The assessment ultimately resulted in the design and delivery of Stations 1, 2, and 11. The design team's development strategy enforced consistency between facilities and supported shared operational, growth, and maintenance goals. They worked with both the fire department and community stakeholders to design stations that integrate well into their respective contexts. A space needs assessment outline requirements and costs of several potential options, including expansion and alternative sites. Following the needs assessment, Mackenzie provided support for the fire department's successful bond effort. Construction was carefully planned to allow the existing station to remain continuously operational. Although both were designed in tandem, Station 21 was constructed first in a phased delivery strategy. We also establish an appropriate duration for the construction contract and monitor the contractor's progress on a weekly basis. If any aspect of the schedule falls behind, all parties are notified to determine appropriate action. Because of our total staff size, experience, and project management skills, along with strong support from our network of loyal consultants, we are able to consistently meet our project schedules and deadline. Because the decisions made early in the design process tend to have the greatest impact on project cost, our cost control begins during planning and programming. Our early estimates utilize “square foot” costs and industry multipliers based upon recent projects, our knowledge of current market conditions, and our intuition. As the project evolves from concept through construction documents, our estimates evolve into greater detail with each of our consultants providing cost input for their portions of the work. Our team compiles this data and organizes it into a consistent format for ease of evaluation and comparison with previous estimates. As a result of careful forecasting and diligent cost control, we have a strong record of completing projects on time and within budget. D - CLAIMS | 19 The owner of a home sought reimbursement from the landscape contractor and A&E Design stemming from settlement issues caused by a break in the irrigation sprinkler line that saturated the site of a newly completed home. During arbitration proceedings, and without acknowledging fault or negligence, A&E Design, the subcontractor, and the general contractor settled the claim with the owner. A lawsuit was initiated due to an abatement contractor contending the bid documents did not adequately define the difficulty of scraping asbestos off the underside of the metal floor deck in a crawlspace area. Their labor hours exceeded the bid and they sought compensation. The case was mediated for half of the lawsuit amount with the owner, architect, general contractor, and hazardous materials consultant contributing to the agreed amount. A patron of Jakes Westend Restaurant in Billings, Montana sued the owner after falling on the entry's front step. As a result, Jakes pursued legal action with A&E Design, claiming A&E Design was the responsible party as the designer of the project. During the conceptual design process, A&E Design included a single step at the entry, but did not install a handrail at the owner's request, who believed such a short rail hindered the overall aesthetic. The matter was resolved and a settlement was paid. A&E Design has been named as an additional defendant in the State of Montana Data Center against a Kyoto Wheel Cooling system. The Kyoto equipment, which was installed as part of the Data Center project failed, and the company has subsequently gone out of business. If A&E Design is found to be responsible in any way, we are adequately insured and will make it right for the client. claims.
