The existing Fire Station is undersized for the continued operations of the Hamilton Fire Department. Existing facility is also lacking in potential for adding full time staff to what is currently a volunteer fire department. The construction of a new facility will allow for better incident response times due to better location, larger spaces to store equipment and ultimately a safer work environment. Sustainability Site Design and Landscape Architect Structural and Civil Mechanical/Electrical/Plumbing BECHTLE ARCHITECTS / 18 TEAM PHILOSOPHY While integrating the project context, user needs, environmental concerns, historic significance, and long-term operations, the Bechtle Architects team documents client goals and priorities and develops a design road map to guide the building process. The road map includes regular owner approval checkpoints addressing aesthetics, function and cost, supporting an organic collaborative design process. Frequent communication through meetings, emails, 3D design images, cost estimates and updated schedules further supports proactive design and construction, saving the owner time and money. COLLABORATIVE DESIGN Collaborative design should take a holistic approach: it’s a conversation about who you are. And, while questions regarding aesthetic preference and functionality are important, so is your connection with a beloved pet, passion for a particular season, your roots and your reasons. These individual nuances color your preferences, even those for which you might lack the language. The Bechtle team helps to define that design vernacular, and bring it to life. Initial team planning meetings define the desired aesthetic, identify goals, isolate relevant style elements and address functional and financial needs. The resulting design concept then guides every decision to follow, ensuring a cohesive end product and helping you pinpoint and prioritize the sometimes-conflicting ideas that may arise during the design process. It is in this interpretation – the literal translation of concept into construction – that the Bechtle Architects team finds its purpose, manifesting a vision that, as it grows, begins to reflect the times and people of a place. PROJECT APPROACH Function, aesthetics and cost are all important for a project to be successful. Consulting with the contractor early in the design process allows for cost considerations to inform every stage of the project. With Bechtle Architects, the owner, contractor and architect – the interpersonal blueprint at the basis of every project – work together as a team, efficiently and effectively realizing the owner’s vision, while minimizing unwelcome financial surprises and constructibility problems later on. Our team approach and partnerships with experienced and renowned firms, fosters a sense of ownership in the project which ensures that the early design intent, field verification, and detailing is carried into the final implementation. Our partners are with us from the start of the project to long after the project is done as we value the long term relationship of working with our partner firms on multiple projects. Our concept to completion management allows the team to fully recognize what information is important to communicate, how best to design to eliminate conflicts, build consensus, and ensure a quality end product. Most notably, we consider ourselves as an extension of the client’s team. Bechtle Architects believes that design and planning should always emphasize a balanced approach to the client’s requirements and needs. The approach balances aesthetics, function and cost in every decision. Bechtle Architects and their partners understand that managing a client’s budget is one of the most important components of a successful project. We strive to utilize a proactive vs. a reactive approach to budget control. The Bechtle team, takes unmatched pride in working collaboratively with committee, constituents, government agencies, and community to develop consensus solutions. Solutions that will advance the City’s mission and emphasize its values and vision to providing exemplary services to the City of Bozeman Community. We look forward to the opportunity to help the City create a project that will advance operations and serve the City of Bozeman for years to come. C. Specify readily available products and implement similar standards. Durable materials with proven track records. SCHEDULE The Bechtle team believes an accurate schedule is crucial to the success of any project. As such, development of the true project schedule should be a collaborative effort which includes the design team and the client. Working together with the client, the details of the needs, goals, and expectations are clearly identified and then incorporated into a consensus schedule to be used to inform the project process. Inclusion of the client in its development is imperative to ensure ownership and commitment from all parties involved. The Bechtle staff and our consulting team is ready to begin working on this project immediately upon selection. Our first order of business will be meet with the City project representatives to outline the full scope of services desired and as such develop a milestone schedule for the planning process. Highlights of this schedule would include assessment of facilities, data collection milestones, meeting dates with the various user groups and constituents, development of goals, intermediation and final dates for deliverables, review times and final presentations to the required approval committees and entities, as well as other pertinent components identified as part of the project scope of work. The schedule will be developed to expedite the project in the most efficient manner, taking into account all required steps necessary to achieve a transparent and inclusive process that fosters consensus and ownership from the parties involved and charged with ensuring the plan is not only developed but implemented. BECHTLE ARCHITECTS / 20 BUDGET & COST METHODOLOGY Bechtle Architects, along with our consultant team, understands that managing a client’s budget is one of the most important components to a successful project; striving to utilize a proactive approach to budget control. The purpose of any planning project is to define the scope, project delivery, schedule, quality, budget and location by answering the who, what, why, where, when and how much? Our multi-disciplined team will address these questions to ensure that program, operational and maintenance, phasing, engineering, and cost issues are identified and addressed through a thorough evaluation of options and alternatives. COST ESTIMATING & MANAGEMENT The Bechtle team has demonstrated ability in planning and designing facilities that not only inspire, but are efficient and cost-effective to operate and maintain. The project budget is an important tool in the design process; challenging the team to develop innovative, creative, affordable, workable solutions that reflect the building program and the client’s needs. At the heart of this effort is the need for strategic planning and forecasting: Our method of cost control is straightforward and highly iterative: we work with the client, local contractors, estimators and vendors to identify current market cost trends and utilize our extensive database of past project costs to help inform the project decisions and directions. REAL-TIME COST MODELING We look to utilize real-time cost modeling in the earliest stages of our programming and planning efforts. We work with user groups, contractors, and owner representatives to evaluate how the types and sizes of specific program elements affect the project’s bottom line. CONTRACTOR INPUT Our team has extensive experience in both traditional delivery methods and alternative delivery methods. We often partner with local contractors in our cost estimating process, as they bring the most realistic view of current cost trends and what building systems are most effective in the market. Utilizing a contractor’s expertise for pre-construction services including estimating and constructibility review has benefited many of our projects. We have established relationships with several local Contractors, which when necessary, we can utilize to assist us with estimating. LIFE CYCLE COSTING While initial construction costs are typically considered during the design stage, life cycle costs often are not. Once design commences on a project, our team will perform cost-benefit studies to determine the most economical design direction for selected key components. It is important to consider not just the initial cost but also the long term operation and maintenance costs, energy cost differentials, life expectancy, appearance, and the possible effect on value arising from the choices available. VALUE ENGINEERING As part of our design effort, we will engage in value engineering exercises at multiple stages in the process. This effort can be further developed if a contractor is on board providing pre-construction services. / BECHTLE ARCHITECTS 21 E.
