I am writing to express my strong opposition to the proposed zoning change of the Gallatin County Rest Home ZMA, Application 21330 located at 1221 Durston Road, Bozeman, MT.(photo of posted notice attached to ensure clarity). I live on Oak Park Drive and purchased my home in 2015 with the knowledge that the parcel in question was zoned R3 and an expectation it would remain so. The fact it was zoned thesame, R3, as my neighborhood gave me the comfort to actually purchase my home. The feel and character of the neighborhood into which I was buying would be, and could only be,maintained by that R3 zoning. This proposed change, which would sandwich a small and quiet neighborhood between two large R4 high density developments would significantlyimpact the neighborhood and undoubtedly have a negative affect on all of the homes in the neighborhood. Again, I purchased this home, laying down my roots with the expectation that the surroundingarea would remain as it was zoned. I was aware of the Larkspur development and knowing how housing is in Bozeman (limited and expensive) I didn't have issue purchasing near thatplanned development...one development, not two. I did, however, strongly oppose it when there was a parking variance requested by Larkspur (and ultimately approved) as I knew itwould have a negative impact on my neighborhood. Unfortunately my concerns with this, cars being parked long term by owners who don't live immediately by those cars, massivetraffic on Manzanita, etc. have all proved valid. To approve this zone change would cause the exact same issue to the south of our neighborhood and cause even more issues to bleed in aswell. I am fully aware of the need for housing in Bozeman, it is truly shocking how difficult and expensive housing has become here, shameful in fact, however we cannot solve this problemby cramming more and more people into smaller spaces while simultaneously ruining the neighborhoods around them. I am in full support of a day care on this parcel as I know that isanother dire need for Bozeman, but changing this to an R4 high density zone and presumably cramming it with more apartments is not a long term solution. We can't sacrifice otherneighborhoods, changing them from what one reasonably expected them to be. We are a small HOA, 44 units in total, we purchased our homes wanting exactly the neighborhood we currently have. A change as significant as the one proposed will have such anegative impact on this neighborhood it will be as if we have been moved without consent. I plan to attend the coming meetings on 10/11 & 10/19 on this matter and am happy to have a conversation regarding the matter as well. I strongly encourage the advisory committee andthe city/county to deny this request. Thank you, Jason Triantis 1082 Oak Park Drive
