WARRANTY DEED
For Value Received, RTR Holdings II, LLC, a Montana limited liability company, with
address of 22 Turtle Rock Court, Tiburon CA 94920, the Grantor, does hereby grant, bargain,
sell, convey and confirm unto City of Bozeman Montana, a Montana municipal corporation with
address of 121 North Rouse Ave., Bozeman MT 59715 the Grantee,the streets located within the
Amended Plat of Lot 2, South University District Phase 2, located in the SW1/4 of Section 13
and the NWl/4 of Section 24, Township 2 south, Range 5 East, P.M.M., City of Bozeman,
Gallatin County Montana (Plat: J-605), in the specific locations depicted and shown on the final
plat of the Amended Plat of Lot 2, South University District Phase 2 (Plat J-605). J-695
SUBJECT TO prior mineral, oil and gas, and patent rights and reservations and
exceptions, if any; Subject to building and use restrictions and zoning ordinances, if any; Subject
to the terms, provisions, covenants, conditions, and restrictions easements provided in the
recorded covenants, if any and all amendments thereto;
TOGETHER WITH all tenements, hereditaments and appurtenances thereto, and all
rents, issues and profits thereof, and all right,title and interest of the Grantor therein.
TO HAVE AND TO HOLD the said premises, with its appurtenances unto the said
Grantee, his heirs and assigns forever, and the said Grantor does hereby covenant to and with the
said Grantee that Grantor is the owner in fee simple of said premises; that it is free from all
encumbrances and that Grantor will warrant and defend the same from all lawful claims
whatsoever.
