The Department of Community Development is revising its operations until further notice to address COVID-19. We

To the Planning Committee
I am opposed to the proposed development plan for the corner or Story Mill and Bridger Canyon as
designed. This plan obviously does not take into consideration any aspects of this area of town,
current housing density, or benefit to the community as a whole. It is an obvious grab by this
developer to maximize his profits mostly driven by the price they overpaid for this unique piece of
property. In their original discussion with the Legends HOA they were directly asked if a
development of R-1 homes, that would blend into the neighborhood, would be a better option. They
stated directly that this would not be possible due to the high cost paid for the property! If you
check your records this property has changed hands several times in the past year each time at a
much higher price paid.
I ask the planning committee to ask themselves if the land use of our town should be driven by cost
paid and not best use for the community it is in. The City of Bozeman should not be arm wrestled by
a developer’s poor investments decisions.
The density and height of the R5 residential and the other commercial mixed use buildings proposed
do not belong in this area. This should not be turned into a showcase of a “one of everything we
have built so far” for HomeBase Montana. Also it should be taken into consideration that this
property is one of the only remaining “wildlife corridors” from the foothills to the Bridgers left on the
North side of Bozeman.
It would be a tragedy to let this development proceed as proposed. I strongly feel the zoning of this
parcel should be limited to R-1 and R-3.
