Dear Ross Knapper & Design Review Committee: RE: Canyon Gate #21-337 Annexation and Zoning Please see the attached Powerpoint saved as a .pdf file with images of the Vicinity and adjacent zoning surrounding proposed Canyon Gate #21-337. While this property is suited to Annexation by the City of Bozeman, the zoning proposed does not appear compatible with adjacent uses which include: R-S, R-1, R-2, and some R-3 well-designed townhouses on Story Mill Road. There is also some M-1 light industrial and B-1 nearby--recently planned. -This whole area is one-story or two-story maximum in height. -Tall buildings are just not part of this area nor community who enjoy and revel in the views, and seeing the Bridgers, Mt. Baldy, the 'M' and sunsets/sunrises. -The vicinity is near the NE City Limits, with lands in the County and Bridger Canyon just east, including conservation areas. +Wildlife does need and uses this area to go from the Bridger Mountains, to Bridger Creek, to the Story Hills. +Parkland and Open Space is essential, and is really needs to be provided. +I did not even attempt to provide input about traffic impacts, needs for road safety, and utilities. However, the images inserted are to provide you with "views" of what the area looks like, and residential housing that is adjacent to Story Mill Rd/Bridger Drive.R-S Headlands, south of Bridger Driveunannexed older County subdivisions: Mt Baldy & Ed Vogel, north of Bridger DriveR-1 Legends I and Legends II at Bridger Creek single-family homesR-3 Legends I Townhouses that fit nicely in this community and are well-designed It is important to keep the height in alignment with development in this area, and literally not allowingzoning so it will STAND OUT and BLOCK VIEWS. The new "Bridger View" development by the Story Mill Park is well situated and deserves a "view of theBridgers" and the 'M'. Please consider and require zoning designations that are more appropriate for the area and vicinity that support and honor the visions and values of the overall community.
