Sirr - Canyon Gate Development ProposalFrom:Emma Sirr To:Agenda Subject:Do not approve Halloran"s HomeBase rezoning/development on Story Mill Rd. an Date:Wednesday, September 22, 2021 6:31:36 PM CAUTION: This email originated from outside of the organization. Do not click links or open attachments unless you recognize the sender and know the content is safe. I am a 27 year old native Montanan and MSU graduate living on Story Mill Rd. I am not against development in general, but I am strongly against Halloran's proposed plan to rezoneand develop land on Story Mill Rd. and Bridger Dr. These are the reasons I am against Halloran's HomeBase development: 1. This part of town by Bridger creek and Story Hills is a wildlife corridor. More traffic andlarge industrial buildings are inappropriate in this area and will hinder wildlife from moving along Bridger creek, to Bridger Golf Course, Story Hills, and Story Mill park. We havemoose, bears, deer, coyotes, beavers, and many birds that regularly walk through this neighborhood. The existing development and traffic is already a problem for wildlife.Don't make it worse. 2. This area needs more small affordable homes for young Montanans and a connected trail system. Not more expensive homes for out of staters and large commercial buildings. Theexisting neighborhood is primarily R1 with some R3. Halloran is requesting B2M commercial zoning, which would allow 5-story hotels, 60' high apartment buildings, massive 40,000 sq ftretail stores, etc. He is also requesting R5 zoning, which would allow large 4+ story apartment buildings. The new zoning would be a huge disruption designed for profit not people. 3. The developer is planning only 2 acres of trails and is planning to zone it as "parkland" sothat Bozeman taxpayers must pay to maintain it. Taxpayers will also be billed for the infrastructure and road development that would need to occur to support such a largedevelopment. Having been here since 2012, I know this area of town well. I have seen many deer get hit by cars right outside my house as they try to reach the golf course. We have butchered two ofthem. A bear stuck it's head through my window one night to say hello and a moose slept in my yard. The proposed development would ruin this part of town for everyone and provide noaffordable housing or connected trail system, which are the only things we really need. - Emma
