Dear Mr. Knapper, I am writing to you to express my concern regarding the zoning request for the proposeddevelopment located at the northeast corner of Bridger Dr and Story Mill Rd, otherwiseknown as Canyon Gate. I strongly believe that the types of businesses that this zoning willallow is incredibly detrimental to the quality of life currently experienced by the residents ofthe community. The property for this proposed development is located at the mouth of Bridger canyon and therequest for B2M zoning in addition to the R3 and R5 designated zones will have multiplenegative impacts upon the established neighborhood. Considered unto itself, the appropriatezoning for this property should only be R1 / Single-family housing units. When you considerthe impact that the new developments of Bridger View and The Stockyards, located across theroad, will exponentially increase the density of the neighborhood, one can easily imagine howanother commercial zoning project will only create an overwhelming density problem anddramatically devalue the current cultural experience this local neighborhood currently enjoys. The Bozeman community will obviously continue its growth, however, it is important tounderstand that there are appropriate locations for commercial development and there are neighborhoods which simply cannot support the crushing influx of traffic and an overburdenedresidential proposal. This quite frankly is NOT the Bozeman experience that residents want. Where is the value for parks and open space, wildlife corridors, and a balance to the demandson the local infrastructure, including the water supply. We do not need a restaurant or coffee shop on every corner to enjoy the neighborhood. As it currently stands, we already have three coffee shops all within a mile of this neighborhood, aneasy walk in any season. The traffic on Bridger canyon is already beginning to back up due to the growth of homes over the last two years. The introduction of three major commercial/mixed use developments atthis intersection is too much for the limited roadways. When you add in the impact of the trains which block all three routes in and out of the canyon one can now see the potential forgridlock and chaos during an emergency or another wildfire. We also need to consider the seasonal use of this road and how much traffic in the Winter gets backed up on Bridger drive. There are days when you will not see a gap in the traffic and theline stretches from the Bridger Bowl turn off all the way back to the "M". The last thing we need to see in this neighborhood are new Montana Highway White Crosses designating morefatalities. We already have three of those crosses present in the two miles of Bridger Drive to the "M" and coming from a parent who nearly lost their daughter, hit by a truck while ridingher bike, this is a reality we all need to consider. Please share these comments with the review board urging them NOT to approve of this zoning request. Thank you Brad Bates406-946-2082
