Dear Mr. Knapper,
As a concerned Bozeman resident and resident of the Legends II subdivision, I am writing to
you to express my deep opposition to the proposed zoning of the Canyon Gate development
(Project No. 21337). While I understand that the land located on the corner of Story Mill Road
and Bridger Drive will likely eventually be developed, the current proposal is not in the best
interests of any of the nearby residents and surrounding communities, nor does it align with
the current character of the area.
I urge the city to maintain the original intent of the established community and zoning to align
with the current development patterns for the area, which would be R-1, R-2, and R-3. Small
scale mixed use should be limited to B-2 (not B-2M) along Story Mill so it is compatible with
existing adjacent developments. This would maintain the character of the surrounding areas
and respect the people who have already built their homes in the area.
The reasons for my opposition are numerous. Of particular concern for me are traffic and
safety impacts. The proposed roadways and traffic flows are in direct conflict with the safety
of so many young children, including my own, and other residents in the neighborhood. The
proposed plan appears to ignore the original roadway plan of the subdivision, re-routing roads
directly to Story Mill, which will result in tremendous traffic and safety impacts. There has
been a distinct increase in motor traffic and train delays in just the last few years. In fact, even
without this subdivision as proposed, I have concerns about safety related to lengthy train
delays on Rouse Avenue, which regularly cut off emergency access to my neighborhood.
I urge you to seriously consider these concerns and limit the zoning in the proposed area to R-
1, R-2, R-3 and zoning that has already been established.
