I live nearby and am not opposed to dense infill as I think it is better than sprawl. However, the amount of "park land" proposed for this development is way too small. Just over an acre? For the scores of families that will be living there? What's proposed isn't even really park land, it is just a trail that runs through the development with a tiny bit of green space on each side of it. Yes, there is lots of parkland at Story Mill Park, and the Legends and Creekwood. But when more dwellings/people are added to an area, then a commensurate amount of parkland needs to be added as well. Otherwise the parkland that is in place will become overused and "loved to death". The existing nearby parkland is at the urban/wilderness interface. It is home, not only to people, but beaver, deer, and bear, etc. If these existing parks are too heavily used they will lose their character and become urban parks. Requiring the proposed development to actually devote a reasonable amount of land to park will ease the pressure on the existing parks. Most subdivisions of the density of the proposed Canyon Gate have been required to have more green space. Canyon Gate needs to pony up and devote more than a trail to its green space.
