The land Surrounding this proposed zone change is of a rural character including townhomes and single- family dwellings. This area acts as a gateway to the Bridger Mountains, one of our highly prized natural experiences. The proposed parking, accompanying noise, lighting, lack of planned green space, 4 story heights of buildings and accompanying impervious surfaces which are proposed would create an intensely urban situation completely unsuited for this environment. Realizing we need more affordable housing should not translate to increased building heights in an area that acts as a gateway to a Mountain environment. To segue to the Bridger Mountains, a lower density use might be considered more appropriate. The intensely urban proposal before us is a shocking misuse of our precious land. I suggest a master plan be developed that is sensitive to the environmental conditions which are our finite amenities, create spaces and uses that benefit all our citizens, be proactive in implementing energy saving building methods, create enhanced green spaces which are proven to be necessary for health, and not simply pander to the pockets of developers.
