Hello Danielle – Attached, please find a letter of concern regarding the new building at 325 Gallatin Park Dr. Thank you, Briana Lucas 406-599-0401 Winegardner’s Wines Dear Ms. Garber - I am writing regarding the proposed mixed-use development at 325 Gallatin Park Drive, Application: 21129. I am a partner in Winegardner’s Wines, Inc., a wholesale wine company located at 342 Gallatin Park Drive. My main concern with this new mixed-use building is the additional impact it will have on the traffic flow and already existing parking issues present on Gallatin Park Dr. As businesses have expanded into our subdivision, the amount on-street parking that occurs along Gallatin Park Dr., particularly on the curve in front of Reach, Inc., has made driving through this area very difficult. At most times during business hours, this curve is unpassable for two cars at the same time. When going to and from work, I often must stop to let another car go before I can pass by. In the winter months, it’s even worse. I’m concerned that the parking for this new multi-use property will not be 100% contained within the property. The proposal states they will be allowed two on-street parking spots, but that doesn’t seem realistic that is all that will be used, given the number of units (13 residential and 13 commercial) in this proposed building will surely create much more vehicle traffic than the designated parking spots that are being put in. I think it’s reasonable to assume that on-street parking beyond two spots will be generated, making an already congested street even worse. I’m not opposed to the new building itself, or in the expansion of the neighborhood. My concern is the passability and safety of our street. Has Gallatin Park Drive been surveyed for current traffic usage anytime recently? We have been in business on this street for 15 years and have seen the congestion and issues with on- street parking worsen oven the years. It’s especially bad right now. Most of the time our delivery drivers choose not to even pass this way, in a large delivery van it is difficult to navigate, they instead choose to turn left out of our driveway and go the long way around Gallatin Park Dr. This issue is even worse for the incoming semi-trucks that deliver product to our warehouse. The curve is extremely difficult for them to pass through in a semi-truck, and they often can’t get the advanced notice that it may be easier to come in from the other direction. Additionally, when both sides of the street are congested with parked cars, it’s difficult for the semis to make the turn into our driveway at 342 Gallatin Park Dr. Often, they require a spotter to ensure they can safely turn in. My primary request is to ask that the parking situation on Gallatin Park Drive be evaluated, and for you to consider changing to allow for parking on ONE side of the street only. I think this could greatly help the flow of traffic, increase safety, and allow for our employees and delivery drivers (both outgoing and incoming) to navigate the street more easily. My second request is to add a “No Parking Here to Corner” sign or put Yellow No Parking Paint in front of our business at 342 Gallatin Park Dr. – to allow adequate space for large vehicles to turn into our driveway to make safe deliveries. Finally, I would also like it to be noted that the alley behind our building (that connects back to Manley Road) also is frequently blocked by vehicles at the other businesses along the alley, which also makes it impossible for the semis to depart this way. I ask the developers and the City of Bozeman to consider the effects that additional on-street parking will have on all the businesses and traffic flow along Gallatin Park Drive, and to also rethink the general parking requirements on Gallatin Park Drive and/or allow no parking here to corner areas from driveways to help better accommodate the needs of everyone in this subdivision.
