I’m writing with regards to the proposed mixed-use development at 325 Gallatin Park Drive,Application: 21129. I am the warehouse manager for Winegardner’s Wines, Inc., located at 342 Gallatin ParkDrive. My main concern is simply congestion. For the last several years as more companies havemoved in to this area, there is already quite a bit of street parking that makes it difficult for my crewto leave our warehouse to start their delivery days. Often, they feel more comfortable taking a leftout of our driveway and going the longer way around on Gallatin Park Drive, to avoid all the carsparked along both sides of the curve by Reach Inc., which makes the road extremely difficult tonavigate with large vans. However, perhaps the larger issue we have is the semi-trucks that deliver the product toour warehouse. The above-mentioned scenario is also extremely difficult for them, and they oftendon’t have the advanced notice that it may be easier to come in from the other direction. Duringpickup and drop-off times at the Bozeman Dance Academy, makes a not very handy semi-truckapproach one that is nearly impossible navigate, or at the very least requires spotters on the groundto make sure that the trucker can get into our driveway without causing personal propertydamages. Lastly, the alley that runs behind our building back out to Manley Road also is frequentlyblocked by other business’ use, due to trucks often parked in the alley which makes it impossible forthe semis to depart this way. I’m concerned that if the parking for this new multi-use property will not be 100%contained within the property, and that the additional amount of on-street parking that will begenerated, will make it impossible for us to receive the product that we require to keep our businessoperating or we will have to change our hours and only receive trucks when they can gain access. This isn’t fair for our business or our suppliers. I understand that your plan does include off streetparking, but the number of units (13 residential and 13 commercial) in this proposed building willsurely create much more vehicle traffic than the designated parking spots that are being put in. Additionally, changing the parking on Gallatin Park Drive to only allow for parking on ONEside of the street would GREATLY help the flow of traffic and allow for our drivers (both outgoingand incoming) to navigate this street more easily. I urge the developers and the City of Bozeman to consider the effect that this new parkingburden will have on all the businesses using Gallatin Park Drive, and plan parking spots or setbacks(no parking areas) from driveways to help accommodate the needs of everyone in this subdivision.
