(POWER) examined an approximately 1.07-acre site on October 1, 2020, for the presence and extent of wetlands and waterways. This property has been identified as the location of a proposed commercial development. The subject property (parcel geocode: 06-0904-36-4-24-05-0000) is identified as 325 Gallatin Park Drive Property (Project). The Project is located along Gallatin Park Drive just off Manley Road within the city of Bozeman, in Gallatin County, Montana. The legal description of the Project area includes the southeast quarter of Section 36, Township 1 South, Range 5 East. Using the Routine Level 2 Determination Method as outlined in the 1987 U.S. Army Corps of Engineers (USACE) Wetlands Delineation Manual and subsequent methodologies outlined in the 2010 Regional Supplement to the Corps of Engineers Wetland Delineation Manual: Mountains, Valleys, and Coast Region (Version 2.0), no wetlands or other waters of the U.S. were identified on site based on an on-site and off-site investigation of the property to identify the standard criteria for hydrophytic vegetation, hydric soils, and wetland hydrology. The on-site field investigation was completed by a POWER Professional Wetland Scientist on October 1, 2020. The site was dominated by upland species including slender wild rye (Elymus trachycaulus; Facultative species [FAC]), and Kentucky blue grass (Poa pratensis; FAC). Additional species observed on-site included smooth brome (Bromus inermis, Facultative Upland species [FACU]), orchard grass (Dactylis glomerata, FACU), common dandelion (Taraxacum officinale, FACU), field meadow-foxtail (Alopecurus pratensis, FAC), common tansy (Tanacetum vulgare, FACU), prickly rose (Rosa acicularis, FACU), and Canada thistle (Cirsium arvense, FAC). No hydrophytic vegetation was observed within the property. Additionally, review of the U.S. Fish and Wildlife Service National Wetland Inventory database, the United States Geological Survey National Hydrography Dataset, and the City of Bozeman Community Development Viewer did not identify features indicating the presence of wetlands or waterways within the project area. A photograph of the site is attached. Based on our on-site and off-site evaluation, POWER has concluded that there are no waters of the U.S. within the subject property.
