Dear Planner,
Please find attached our resubmittal of a Site Plan for the Gallatin Park Mixed Use Site on Lot 4A of the
Amended Plat of Gallatin Park Subdivision (J-300C). Our responses to the DRC comments dated July 26th are
below.
CONDITIONS OF APPROVAL (PLANNING)
1. Understood
2. Cash in lieu of parkland and water rights were paid. The receipt for each is attached.
PLANNING
1. Open Space – The landscape plan has been updated to change the type of grass to one which has a
height of 48” to provide adequate screening and separation. The total open space area provided
exceeded the minimum required after removing screening and mechanical areas.
2. Parking – The garage door sign detail was updated on Sheet C-6 to allow for residential parking
outside of business hours. This will allow for overlapping parking. The site also provides 7 spaces
above the reduced parking requirement which will also help to provide additional residential
parking. The signage will be policed by the businesses which will need these parking spaces during
business hours. The Owner’s Association and/or individual businesses will have an agreement with a
local towing business which will be able to tow vehicles which are out of compliance. I do not expect
significant issue with this as the residential units required 20 parking spaces and there are 27 parking
spaces provided which are not in front of garage doors.
CONDITIONS OF APPROVAL (ENGINEERING)
1. Copies of the filed snow storage easement and the refuse easement are attached.
2. A copy of the filed SID waiver is attached.
ENGINEERING
1. The stormwater design report addresses the design capacity of the proposed storm ponds as well as
the ability of the bio-retention pond and storm separator to treat runoff from the first ½” of a 24-
hour storm. The time for the bio-retention pond to drain is also discussed in the stormwater design
report. The separator is designed to not completely drain and its function is not affected by the
remaining water. Additional information and Figure 2 were added to the design report to address
runoff from the portions of the lot adjacent to Gallatin Park Drive. The water that flows towards

Gallatin Park Drive will flow north in the curb line to an existing curb inlet which discharges into the
same Regional Storm Pond that the remainder of the site discharges to.
2. The stormwater design report has been stamped and signed by a Professional Engineer.
