View Unified Development Code Topic NCOD upzoning Code Section(If Known) Not answered Describe Your Idea or Comment Here Right now the downtown neighborhoods and the included historic districts are zoned mostly as R2/R3,with smatterings of R1 and R4/R5. I feel that up zoning these areas would be the worst action to be taken. Right now,the historic downtown and its surrounding neighborhoods are what make Bozeman unique.We are well on our way to looking like very other over gentrified city on the map. Rampant upscale development will lead to loss of history,community and has led to loss of affordability and disrespect for workers, both the middle class and the working poor. Up zoning these areas to R3/R4 will lead to taller buildings, more gentrification, loss of urban forest,and displacement of the poor and elderly,We need to do better. HRDC is already partnering with the City to solve some housing problems.Could the City work with HRDC to buy houses in the downtown neighborhoods as they come onto the market?They could together renovate the homes in styles that fit the neighborhoods, perhaps adding ADU's but also preserving the trees and gardens that make these homes unique. Renovating an existing home would be more affordable than purchasing land elsewhere and starting from scratch. I believe the downtown neighborhoods would be happy to extend community to people of modest income.They already host group homes for dependency and for special needs people.What will happen to these programs if the neighborhoods become even more gentrified?I have been to meetings where the downtown neighborhoods have been blamed for the housing crisis,and have heard developers claim that the high price of homes downtown is due to the elderly refusing to sell,creating rentals and driving up prices. Now we can see that nothing could be further from the truth. Residents in the downtown neighborhoods love their homes,want to stay there,and want as well to be part of the solution.
