Do not click links or open attachments unless you recognize the sender and know the content is safe. have way more than 1 thing that I think plays into the affordability housing issue. - Most homes we build in the city didn't require engineering just 6-9 months ago. Now we spend $1800-3000 per home on engineering - Having to do private inspections to keep our homes moving. I think we are now 4 foundations in a row that we are having to pay private inspectors for footings and walls inspections. - City involved in the design review process by dictating housing form. - How big does an affordable home have to be? For much of US history homes were quite small. Can we build a 700/sf home and have it count? Can we build just a square, or rectangle, with a boring roof line and little architectural detail? If we want to have affordable housing we really need to consider what the structure looks like. The intent is housing, not art. We need 4 walls with a roof and legal egress windows. Throw in some heat and basic plumbing. I feel the city feels this is an equality issue -everyone should get the same. I would argue not everyone took the same risks, made the same choices, or sacrificed the same. Therefore, not all needs to be equal. - Is the city willing to take the risk? Finance affordable housing? If so, sign me up. Get me a piece of land with roads and infrastructure in place and I will submit 2-3 really simple plans that get approved 1 time to be done repeatedly and I will do them multiple times for a modest fee. Perhaps other builders would be willing to do the same? Collaborate with MSU architecture students to value engineer the homes and get it all approved where a builder shows up with lumber and a crew and builds away. I think a simple, square/rectangle home could be built in a short period of time at low cost. 2/3 bedrooms with 1 bath and a simple kitchen. could go on and on. feel the city leadership should not be allowed to even speak the words "affordable housing" until they get their own side of the street cleaned up. The city hasn't had an HR Manager in probably a year, and I feel this has kept us from acquiring new building inspectors as the current staff doesn't seem to have the right processes in place to make hires (we have lost out on solid candidates due to a delayed process and making lowball offers). We don't have a public works director, and our affordable housing gal is gone/leaving? Yet, there are always new projects the city staff is being tasked with researching and implementing. In building a house we can't put the roof on until the foundation and walls are in place. The city leadership seems to have a "put the roof on first" mentality. There are some GREAT people working in the city offices. Lets get the basics down first and then focus on these other projects.
