Re: 424 N. Ida
Please find attached an NCOA submittal for a new residence at 424 North Ida. The existing
lot is a non-conforming parcel, so we are proposing utilizing the provisions outlined in the
Municipal Code: “Sec. 38.280.030. - Nonconforming area and bulk requirements for existing
lots” to construct a new small residence.
The existing residence currently sits over the property line and will be removed. A new
proposed residence will be constructed per the submitted site plan. A couple of deviation
requests are being made to allow the project to be viable.
1. 38.320.030.C Deviation request to allow the residence to site 3’ from the North
property line instead of the 15’ required corner side setback. The existing lot is only
25’ in width. A 15’ corner side and 5’ side setback would leave an allowable building
width of 5’. The deviation, if approved, will allow a small residence (17’ wide) to be
constructed entirely on the property. The North side of the house would be in
alignment with the neighboring structure to the East. The request is the minimum
relief to allow a usable to structure to be replaced on the lot.
2. 38.540.020 Deviation request to allow for a 0’ setback for back up maneuverability
where a 6’ rear setback is required for a parking space off of an alley.
