As part of our proposed minor subdivision we are asking permission to
deconstruct the existing structure at 413 - 415 N. Montana Ave. and replace it
with two new code conforming townhouses, designed by Joshua Mollenkamp of
Formescent Architects.
The existing structure contains nothing on either the interior or the exterior of
any architectural value and in 1984 was described as: “an intrusive element within
a potential historic district” (see document MHAI) by the Montana Historical
Architectural Inventory.
What the property does have is a number of beautiful, mature, trees most of
which we will be able to preserve with careful deconstruction and excavation for
new foundations. (see photo elevations). Our deconstruction process will be
methodical and allow us to recycle as much as possible, such as the metal roofing,
concrete and concrete blocks, and clean wood.
The property owner, Timothy Bell, has long lived in the neighborhood and has a
great love for both the property and the neighborhood itself. In addition, he is
making a contribution to density and helping a working couple create a home in a
difficult market.
