Accessory Dwelling Unit
221 South 9th Avenue, Bozeman, MT
The existing home at 221 South 9th is a story and a half, 2-unit residence, with a detached garage on a
9200 square foot lot. This building has a stucco exterior, asphalt shingle roofing, and sits on a concrete
basement foundation. The detached 2-car garage has a flat roof and a stucco exterior. The Historical
Inventory Records for the existing residence show no significant historical information, and the original
architect is unknown. The property is zoned R2.
We are proposing to remove and replace the existing detached 2 car garage with a single car garage and
second level Accessory Dwelling Unit. This ADU / Garage will be sited at the north edge of the property
and will be accessed from South 9th Avenue.
The architectural character of the existing home is staid and simple. The ADU/garage has a more
contemporary look. The primary design elements will be a combination of upper-level simulated board
and batt siding, and lower level horizontal Hardi Plank lap siding. Our color scheme will be of a tone
similar to the existing home.
The garage level will include a mechanical room, parking, laundry, and a separated entry stairwell for
second level access. This garage level will be a 606 sq. ft footprint.
The upper level ADU will have a full bath, small kitchen, dining, and sleeping area. The living area will be
600 square feet, not including a 190 square foot integrated deck.
Our streetscape study illustrates that this Accessory Dwelling Unit design will be visually appropriate
within the existing architectural character of this southside Bozeman neighborhood.
We feel this project design enhances the livability of the property, as well as being consistent with City
infill goals.
