MONTANA HISTORIC PROPERTY RECORD PAGE 2 Architectural Description Property Name: 209 S Willson Ave. Site Number: 296 ARCHITECTURAL DESCRIPTION Architectural Style: Craftsman If Other, specify: Property Type: Residential Specific Property Type: Single Family Home Architect: Architectural Firm/City/State: Builder/Contractor: Company/City/State: Source of Information: This site consists of a 1.5-story, Craftsman-style residence constructed in 1914 and a detached single-story converted garage. The property was previously recorded by James R. McDonald Architects in 1984, with revisions by Matt Cohen in 1985. It was listed as a contributing site within the Bon Ton Historic District (24GA 0954) in 1987. Metcalf visited the site in 2020 and noted alterations to the residence since the time of previous survey. Significantly, the enclosed porch has been opened, restoring a more traditional Craftsman look. Feature 1 is a 1.5-story, Craftsman-style residence constructed in 1914. The residence is rectangular in plan and rests on a concrete foundation. The exterior is clad in horizontal wood siding with wood shingles in the gable peaks. The roof is side-gabled, with a front- gabled dormer centered on the east-facing facade. The roof is clad in asphalt shingles, and the eaves are open with exposed rafter ends in the eaves and triangular knee braces in the gable peaks. The facade faces east onto S Willson Ave. The primary entrance is north of center and accessed via concrete steps with metal railings and a full-width semi-enclosed porch sheltered below the overhanging eaves of the side gable. The entrance is a paneled wood door with four inset lites and wood surround. The porch is supported by four square wood columns. To the south of the entrance is three- part window composed of a center vertically divided four-over-one lite window flanked on either side by vertically divided two-over-one lite windows. To the south of the entrance is a shoulder-height single-lite window. Above, under the central dormer is a small porch; the front-gabled dormer is with two pairs of square wood supports. A cornice with dentils is just below the gable peak. The second story porch features a pair of nine-over-one lite hung windows and a door with inset lites. The north elevation supports an eight-lite fixed window, a nine-over-one lite window and a pair of one-over-one lite windows. The second story has three nine-over-one lite hung windows. All windows have wood surrounds. The west elevation was not visible from the public right of way. The south elevation supports an additional entrance accessed via a wood deck and a pair of one-over-one-lite hung windows on the second story. Feature 2 is a single-story, front-gabled garage, that has been converted into additional office or living space. The outbuilding is clad in horizontal wood siding with vertical corner boards and the roof is clad in asphalt shingles. The facade faces north and supports a paneled, wood, canopy garage door. Three-over-one lite windows with wood surrounds are also present. An asphalt-paved driveway extends along the north property boundary from S Willson through to the alley. Concrete walks lead up from the sidewalk to the main porch and around to the porch on the south elevation. A wood-framed metal fence encloses the east and south property boundaries. A row of solar panels, elevated on posts extends from the southwest corner of the residence to the outbuilding. The solar panels may also act as parking shade for parked vehicles. Overall, the site is in excellent condition. Replacement of original exterior cladding and original windows affects the integrity of materials. The alteration to the front porch affects the integrity of design to a degree, as the renovation likely more closely resembles the original Craftsman-style design. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 209 S Willson Ave. Site Number: 296 HISTORY OF PROPERTY The property currently addressed as 209 South Willson Avenue was surveyed as W. W. Alderson’s Addition in September of 1872 and platted on October 10, 1873. B. and F. W. Vreeland (Byron and Frank Vreeland) purchased this property from William W. and Frances W. Alderson on November 7, 1879. Byron Vreeland purchased this property from his brother, Frank W. Vreeland on December 6, 1881. Byron Vreeland was born in New Jersey around 1845. He married Cynthia Vreeland on October 27, 1869 in Fayette, New York. Byron and Cynthia came to Bozeman with Byron’s brother, Frank Vreeland, in the 1870s. Byron divorced Cynthia Vreeland on June 16, 1879 and married Ada Beary on January 15, 1880 in Bozeman (Ancestry.com, 2016; Ancestry.com, 2015). In 1880, he was living in a boarding house in Bozeman with his wife, Ada, who worked as a music teacher while Byron worked as an architect (Ancestry.com, 2010). Byron and Frank Vreeland established the firm of B. & F. W. Vreeland, architects and builders. By 1882 Frank W. Vreeland had retired from the firm and was replaced by architect, Herman Kemna. Vreeland relocated to Miles City, MT. Vreeland & Kemna operated until 1887, when Vreeland returned to Bozeman and Kemna went to Helena, MT. Byron Vreeland became one of the most influential and prolific of Montana's late Victorian-era architects. He designed or helped to design numerous buildings in Bozeman. Some of the more prominent include the Fred A. Fielding House in 1884, the Nelson Story Mansion in 1886, the Bozeman City Hall and Opera House in 1887 and the R.T. Barnett and Company Building in 1889. Byron Vreeland died on October 21, 1889 at the age of 44 or 45 years old (Findagrave.com, 2021). Byron Vreeland deeded this property to his wife, Ada L. Vreeland on May 24, 1882. There was a dwelling on this property by at least 1889. In 1890, the dwelling was vacant. By 1891 it was utilized as a dwelling again. This residence was either expanded or removed and a new residence constructed on this property in 1914. Ada L. Vreeland deeded this property to George Craig on July 24, 1914 via a quit claim. George Craig was born on October 6, 1835 in Ottawa, Canada to George and Mary (Moxley) Craig as one of a set of triplets. He was a surveyor and prospector, coming to Montana in the 1870s (The Anaconda Standard, 03 November 1921). He also worked as a quarryman and stonemason. Craig never married. He did not live in this residence but lived at 227 East Mendenhall from at least 1900 to the end of his life (R. L. Polk & Company, 1904 – 1920). He did not own the residence he lived in at 227 E. Mendenhall but instead boarded with Fannie Woodson, a black woman who owned the house and headed up the household. Craig left $400 to Fannie Woodson in his last will and testament (Ancestry.com, 2015; Ancestry.com, 2004). George Craig died on October 29, 1921 and was buried in Bozeman’s Sunset Hills Cemetery (Findagrave.com, 2021). George Craig sold the property to James M. Morris on August 1, 1914. James and Frances Morris were the first to live in this new residence and James Morris most likely had this residence constructed (R. L. Polk & Co., 1914). They had married on November 23, 1913 in Bozeman and divorced on February 5, 1916 (Ancestry.com, 2016). They sold this property to Julia M. Korslund on June 6, 1916. Chris and Julia Korslund lived in this residence during their ownership. Chris Korslund was born on January 2, 1856 in Norway and Julia was born on January 29, 1866 in Humboldt, IA to Dunham and Hester Pinney (Ancestry.com, 2001). Chris Korsland worked in real estate while living in this residence (Ancestry.com, 2002). Chris Korsland died on July 20, 1932, after which Julia Korsland sold this property to Mayme E. Korsland Beck, their daughter, on August 10, 1932. Mayme Beck did not live in the residence during her ownership, but instead Andrew C. and Anna E. Kelly lived in the residence at this time. Andrew Kelly worked as a physician and surgeon in Bozeman (R. L. Polk & Co., 1933, 1936). Mayme Beck sold the property to Katherine F. and T. B. Story on December 18, 1936. Katherine Ferris was born in Corinne, UT. Katherine came to Bozeman with her mother and sisters in 1883, to join her father, Eddy Franklin Ferris who had preceded them west. The small group of women arrived in Bozeman on the first commercial passenger train, the Northern Pacific Line, in 1883. When Kate’s mother died, she and her sisters were sent east to live with their aunt. Kate made her way back to Bozeman in 1893 and made a living by teaching in country schools (Connie Staudohar, 1994). She married Thomas Byron Story in Bozeman on May 4, 1898. She was involved in many organizations and associations, the most prominent being the Bozeman Deaconess Hospital Board for twenty years and organized the Women’s Hospital Association in Bozeman (The Great Falls Tribune, 05 August 1959). Thomas Byron Story or T. B. Story was born in Bozeman to Nelson and Ellen Story, prominent members of Bozeman’s early community. T. B. Story had many business interests in the Bozeman area. Katherine F. and T. B. Story sold this property to Christopher A. and Anne B. Haeckel on July 10, 1937. Christopher "Chris" Haeckel was born on August 4, 1889 in Long Grove, IL. He married Anne Burseth on July 14, 1923 in Minneapolis, MN. In 1911, they came to Montana where he worked for the Great Northern Railway Company and then the Nash- MONTANA HISTORIC PROPERTY RECORD PAGE 4 History of Property Property Name: 209 S Willson Ave. Site Number: 296 Finch Wholesale Grocery Company in Miles City, MT. After retiring from Nash-Finch, Chris worked for the Gallatin Adjustment Service and with the county assessor’s office in Bozeman. He was also the deputy county treasurer, retiring from that position in 1959 (Great Falls Tribune, 26 November 1960). Christopher and Anne Haeckel lived in this residence during their ownership (R. L. Polk & Co., 1940). They sold this property to Dean Chaffin on May 26, 1943. Dean Chaffin was an auto dealer in Bozeman for 49 years and served in the Montana House of representatives as speaker pro-tem in 1947 and speaker in 1953-1954 (The Montana Standard, 03 September 1974). He also served for 17 years as the director of the Montana Power Company. Dean Chaffin died on September 1, 1974 in Phoenix, AZ (Findagrave.com, 2021). Mary Chaffin was born in Rapid City, SD on November 16, 1898 to Frederick and Matilda Culbertson. She worked with her husband, Dean, as part-owner of a General Motors automobile dealership in Bozeman (Findagrave.com, 2021). Dean and Mary Chaffin sold this property to Robert T. Stevens Jr. on August 14, 1969. Robert T. Jr. and Hope Stevens sold this property to Montana Travel, Inc. on April 17, 1970. Montana Travel Inc occupied this building until 1994 (R. L. Polk & Co., 1970 – 1994). The building was sold to the 209 South Willson Partnership on October 1, 1981. The 209 South Willson Partnership sold the property to Robert S. and Susan M. Leigland on December 27, 1985. The Leiglands sold the property to Montana Travel Inc. on December 28, 1987. Leigland Holdings Inc. and Montana Travel Inc. sold the property to Carl Borquist on April 12, 2013. On May 30, 2013, Borquist sold the property to Cebone LLC, who is the current owner as of April 2021. Table 1. Chain of Title, 209 South Willson Avenue, Bozeman, Montana.
