Main is a large commercial building on a corner lot. The site was first recorded in 1984 by James R. McDonald and subsequently recommended not eligible for inclusion in the NRHP. Since that time, the building has changed considerable. Currently, only the north part of the building is historic, dating to c. 1915. In 2015, the Main Street portion of the building block was demolished, and a new structure erected, filling the entire south end of the lot. The site originally operated as a gas station, but no remains of that structure are visible. In 1984, McDonald described the property location as all of Lots 9 and 10, and part of Lot 8. The business occupying the building was a real estate office. The building is described as a "...detached one-story commercial structure with .an L-shaped plan with upper level cedar boxed overhang. The asymmetrical façade has an offset front entrance with sloped and glazed fixed windows. The concrete…construction is finished in horizontal cedar siding on the top and stucco on the street level and has a flat roof." He further concluded that the integrity of the property had not been retained. At the time of Metcalf's survey in November 2020, the property was comprised of a modern, two-story commercial building with a concrete and stone block tower anchoring the southwest corner of the building. Concrete blocks are used as trim between the stories and as columns on ends of building. The rest of the exterior is clad in red brick. Ground floor windows and entrances are modern, with black metal trim. A rounded metal awning extends over the primary entrance. Windows on the ground floor of the west elevation are three-over-three lite fixed windows. The second story windows are one-over-one lite fixed windows. To the north, the only historic portion of the building does remain. It is a single-story section, likely part of the 1931 structure that has been refaced in material to match the 2015 exterior. A secondary entrance is on the northern end of the west elevation. Windows on the ground floor of the west elevation are three-over-three lite fixed windows. The property is in excellent condition, but a majority is not historic and the remaining 1931 portion of the building has been so affected by the new construction and application of contemporary materials that the site has lost integrity of materials, design, feeling, workmanship, and association. The site no longer conveys historic character. The ground floor is currently occupied a t-shirt printing company named Barefoot (accessed via the Main St side) and a tobacco shop named Poor Richards (accessed from Grand Ave). McDonald recommended not eligible for inclusion in the NRHP. Metcalf has visited the site and noted that a large portion of the historic structure has since been demolished and a new building erected at the south end of the lot. The north end is the only historic portion remaining, but has undergone considerable remodeling such that the site no longer retains sufficient integrity to convey historic character. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria. It has been determined to lack sufficient integrity to convey historic character in reference to potential associations under Criterion A, B, C, and D. It is not currently located within a historic district. It is within half a block of Main Street Historic District (24GA0952), but even if those boundaries were to be extended this site would not be a contributing element. Metcalf recommends this site not eligible for the NRHP. MONTANA HISTORIC PROPERTY RECORD PAGE 6 Integrity Property Name: 131 W Main St. Site Number: 251 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in excellent condition, overall. The partial demolition and replacement of a key component of the building along the Main Street side of the lot, as well as the renovations made to the north end of the property, have completely compromised integrity of materials, design, feeling, workmanship, and association.
