The building is known as the Heinold Commodities building and was previously recorded in 1984 by James R. McDonald Architects. At the time, the building had not reached the 50-year threshold for consideration as a historic property and was therefore considered “non-contributing” within the Main Street Historic District (24GA0952). McDonald described the structure in 1985 as follows: "This one-story commercial structure has a square plan with inset doors and aluminum storefront windows. A store sign dominates the area above the windows. The brick construction features a stack bond pilaster at each end and has a flat built-up roof which lies parallel to the street." Metcalf revisited the site in November 2020 and noted only minor modifications since the 1984 survey. These modifications include the addition of a small curved green fabric awnings over the eastern entrance and a slightly larger one over the display windows on the western end of the façade. The large store sign described by McDonald was also removed from above the windows. The site is in excellent condition and, now that it has surpassed the 50-year threshold, Metcalf finds that it retains historic integrity. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 234 E Main St Site Number: 218 HISTORY OF PROPERTY The structure is a commercial building known as the Heinold Commodities building for one of its past occupants—Heinold Commodities, Inc., an Indiana-based business that was at one time the largest commodities clearinghouse in the world, with locations across the Midwest (Billings Gazette January 25, 1985). The building is a small commercial storefront built as an office space in 1956, filling a vacant space between two much older commercial structures. The Hotel Baltimore Annex to the west was built c. 1925 and the building to the east, the Speith and Krug Brewery, was built between 1883 and 1890. Based on Sanborn Fire Insurance maps, the vacant lot was historically filled by a 2-story wood-framed commercial building. From 1887 through 1904, it was a “Society Hall”, then a billiards hall. Metcalf was unable to ascertain what happened to the original structure at this location. It appears to have been removed or destroyed and the lot left undeveloped for some time. The address 324 E Main St. does not appear listed in city directories for a period of time in the early mid-20th Century. When this building was completed in the mid-50s, it housed the State Unemployment office. It was later converted to commercial use. By 1984 the building’s current owner, Donald DeCosse, had purchased the property. It is currently owned by Decosse Westgate, LLP and occupied by Carter's Boots & Repair, a business founded in 1994 by Jeff and Lisa Carter (cartersboots.com). It was constructed in 1956. It was previously recorded in 1984 by James R. McDonald Architects and, at that time, regarded as an "intrusive element within a potential historic district." At the time of this survey it had also not yet reached the 50-year threshold for consideration to the NRHP. It has since reached 50 years in age to be considered for listing and retains sufficient integrity to convey historic character. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria. It has been determined to lack individual significance under Criterion A, B, C, and D. It is, however, currently located within the NRHP-listed Main Street Historic District (24GA952). Metcalf finds that if the period of significance for the district were to be extended past 1937, this site retains sufficient integrity that it would be contributing. Therefore, Metcalf recommends this stie currently eligible/contributing to a potential historic district. Metcalf recommends further research regarding the potential for an expansion and revision of the Main Street Historic District to determine site significance. MONTANA HISTORIC PROPERTY RECORD PAGE 6 Integrity Property Name: 234 E Main St Site Number: 218 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The site is in excellent condition, overall. Slight modifications to the façade, including new awnings and the removal of a large storefront sign, affect integrity of feeling and design. Other aspects are retained.
