Regarding the PTAC units, I will bring this up tomorrow morning with senior staff and let you know what I hear. The
code does not specifically address PTAC or Mini-splits which are becoming more prevalent with apartment buildings
and a code interpretation would be helpful. Thank you for the additional information.

Thanks Diane and Danielle for your detailed follow up in response to this application. We will look for the noticing
materials today and arrange to have the necessary posting steps complete as those materials are available.
After reviewing the DRC Comments from Danielle, the project team had a question related to DRC Comment #2 and
the screening necessary for the PTAC units. The attached image shows how the screening for the units is to be
integrated into the building design, seamlessly blending into the facades. Will this method do enough to satisfy
Comment #2, acknowledging there is to be railing to provide an additional visual barrier on the upper floor units and
landscaping adjacent to the lower units that will screen these PTAC units? It would appear from my reading of the UDC
this blend of tactics meets Sec. 38.520.070 but perhaps Danielle can provide some clarity on her expectations for
meeting this Code standard? Just looking for a bit of guidance on meeting this standard.
Thanks again for the help and we will begin to address next steps (RC submittal, public noticing, etc.) for this project as
we have been advised.

RE: 20444 Fallon Apartments Site Plan Revision #2
Dear Applicant,
The Department of Community Development deemed your application for Fallon Apartments SP Revision #2 (#20444)
acceptable for initial review on May 26 th , 2021. Community Development Staff has reviewed the application in
accordance with the submittal checkli sts and Article 38.220 of the Unified Development Code and at this time the
application includes elements that are inadequate for continued review. Therefore, the application has been deemed
inadequate for further review.
Development Review staff identif ied items that require correction and/or additional information and can be found in the
document attached in this email.
In addition to the comments attached in this email there are a few more additional notes:
1) Although the project is still inadequate, we can move forward to public notice, but cannot do concurrent
review until the site design changes, or architectural changes, depending on what you choose to do, are
received and reviewed. Noticing materials are currently being finalized and a separate em ail with noticing
material will be sent to you on Monday, June 14 th . Public notice will begin Tuesday 6/15 and run until Wed
6/30 and will involve posting a notice board and mailing notices to adjacent property owners.
2) You cannot get final site plan appr oval until the Norton Ranch Lift Station is completed and operational (per
Engineering comments).
3) You cannot get final site plan approval until you pay your site plan review fees. We reviewed the application
and noticed review fees were never paid – please reach out to our CD Technicians to pay this fee.
4) CIL Parkland must be approved by Parks and paid prior to final site plan approval.
Corrections and revisions are required for the application to be adequate for continued review. Please submit thes e
revisions to the Planning Department digitally, accompanied by a Revision and Corrections (RC) form . The digital copy
must include all application documents, not only the updated documents.
To submit revisions, please contact our Community Development Technicians at planningtech@bozeman.net . They will
provide you with a cloud link to resubmit your revised application packet. Once a revised application is received the
Development Review Committee will again review the application for adequacy. They will determine whether t he
application is adequate to proceed in the development review process.
