PROJECT NARRATIVE: The Applicant is proud to present the Bosworth Residence 2021 ADU. The
goal of this project is to provide an additional living space for the owners of the property. The project
is located at 1319 S. Willson St. The parcel is zoned R-1. The applicant is seeking approval to
construct a 596 sf ADU, above a two stall garage, on the west side of the lot, adjacent to the existing
14 foot alley. The building will be a detached structure from the one bedroom main residence that
currently exists on the site. The new structure will provide an enclosed garage stall for the main
residence, and an additional stall for the ADU. The garage will be accessed from the alley. The
exterior design of the structure is intended to match the existing residence. This can be seen on the
attached elevations. The new ADU will utilize matching windows, window details, clapboard siding,
cedar shake siding, roofing, and paint colors to seamlessly integrate into the lot and surrounding
neighborhood. We believe we are meeting all code provisions for ADU's in the NCOD. Please review
our application materials and let us know if we can assist in the review in any way.
COA CHECKLIST: Each item is called out as it pertains to the project.
#5- No demolition of the current structure anticipated. A small 8'x10' garden shed will be removed to make way for the
new structure.
#6- Date of the current home construction is unknown. It appears to be consistent with home construction in the area
that dates between the 1930's to 1950's.

existing home. See attached photos of existing home for verification.

#20 - Parking Plan: Current home is a 1 bedroom in the R-1 district requiring 1 off-street parking space, ADU requires
one parking space. - (2)spaces required, and (2)spaces are provided in the ADU garage.
