ARCHITECTURAL DESCRIPTION Architectural Style: Craftsman If Other, specify: Property Type: Residential Specific Property Type: Single family Architect: Unknown Architectural Firm/City/State: Unknown
Builder/Contractor: Unknown Company/City/State: Unknown Source of Information: N/A
The site consists of two architectural features: a single-story, wood-framed, Craftsman-style residence constructed in 1919 and a single-story, wood-framed, detached garage built in 1925. The residence faces east onto S Tracy Ave; it is rectangular in plan with a
concrete foundation. The exterior is clad in horizontal wood siding. The roof is front-gabled with a nested front-gable covering the front porch and primary entrance; the roof is clad in asphalt shingles. The eaves are open, exposing rafter ends, triangular wood brackets support the gable ends. A small, square brick chimney is present on the south elevation. The detached garage features a front-facing gable and three, wood-framed, side-hung doors. The primary entrance is off-set to the north of the east-facing façade. The entrance is accessed by wood steps and is sheltered under a
nested front-gabled porch. To the south of the entrance is a fixed lite window, flanked on either side by one-over-one sliding sash windows with wood surrounds. Other windows present on the residence include one-over-one lite hung, and single-lite hopper windows set in the foundation.
The site was first recorded in 1984 by James R. McDonald Architects. Metcalf visited the site and found McDonald's description accurate. Images accompanying the report indicate that no significant alterations have been completed since 1984.
Overall, the site is in good condition. The foundation is cracked and some paint is chipping. In 1984, the property was found to be, "a contributing element within a potential historic district due to its association with the residential aspect of the Progressive Phase of Bozeman's historic/architectural development." Metcalf finds the site continues to retain sufficient integrity to convey historic
character.

History of Property
Property Name: 119 N Tracy Ave. Site Number: 280
HISTORY OF PROPERTY
The property currently addressed as 119 North Tracy Avenue is located in Tracy’s 2nd Addition that was platted on May 16, 1883. Martin V. and Annis Huffman purchased this property from Pauline Vogel and P. J. Moliter on August 31, 1918. Martin V. Huffman had been born in Bowling Green, KY. He crossed the plains with his brother, George Huffman, in 1864, arriving in Bannack and then
going to Alder Gulch. They continued on to Helena, where they lived for about a year. George came to Bozeman, while Martin returned to Kentucky. Martin married Annis Croly in Nevada, MO on June 20, 1866, and they came to Bozeman in 1879 to establish their permanent residence (The Billings Gazette, 31 July 1923). They purchased this property in 1918 and had this residence built in 1919. Martin and Annis lived at 304 North Tracy Avenue while owning this property. Annis Huffman sold the property to Josephine Walker and Martin Walker on April 5, 1924. Josephine Walker and Martin Walker were grandchildren of Martin and Annis Huffman and they managed the estate of Martin and Annis Huffman.
John Bader rented this property from the Walkers and lived in this residence from 1927 to 1929. John Bader had been born in Bavaria and come to the U.S. in 1914. He worked as a butcher at a meat market. John married Lina Ludstock on November 8, 1924 in Bozeman (Ancestry.com, 2016). The family moved to Seattle in 1941 and opened the Union Sausage Co.; John died shortly after their
move in April of 1941 (Great Falls Tribune, 9 April 1941).
On July 31, 1933 the Estate of Martin V. Huffman (Josephine Walker and Martin Walker, trustees) preformed an Assignment of Beneficiaries Under Will for Division of Trust Property to Maggie Yetsinga. Mrs. Anne (or Anna) Fridley lived in this residence from c. 1930 to c. 1940 when the property was owned by the Walkers and then Maggie Yetsinga. Anne Krueger Fridley had been born in Bozeman to Louis and Emily Krueger (Findagrave.com, 2021). She married Charles Fridley on June 22, 1911 in Bozeman,T. The
young couple moved into a residence on South Black Avenue in Bozeman, and then lived on a ranch near Columbus, MT (The Anaconda Standard, 25 June 1911). A son, Charles Jr., was born to Anne and Charles Fridley on May 30, 1918 while they were living
in Columbus. Charles Fridley died later that year of pneumonia at the young age of 32 years old (The Anaconda Standard, 5 November 1918). Anne Fridley moved back to Bozeman and by 1920 was living in her childhood home with brother Albert Krueger
and his wife Ida. Anne and her son Charles, Jr. moved into this residence in c. 1930.
The son, Charles Jr., died on February 22, 1940. Charles and two friends were found asphyxiated in a gas service station in Bozeman, an accident involving heating gas. Their bodies were found the next morning by the owner of the service station. The three were
college buddies, all in their early 20s (The Spokesman-Review, 23 February 1940; The Missoulian, 23 February 1940). Anne moved out of this residence after the death of Charles Jr. (R. L. Polk & Co., 1947). Anne died in 1978 at the age of 92 (Findagrave.com,
2020).
Margaret Swanson (Maggie Yetsinga) sold the property to Josephine Kilbride, the granddaughter of Martin and Annis Huffman on August 27, 1942. The property was in the Kilbride family until it was sold to Kathleen C. Splittstoesser on August 19, 2020.
Splittstoesser sold the property to Lamtrac, LLC on October 8, 2020. Lamtrac, LLC is the current owner as of December 2020. Table 1. Chain of Title, 119 North Tracy Avenue, Bozeman, Montana.

Statement of Significance
Property Name: 119 N Tracy Ave. Site Number: 280
NATIONAL REGISTER OF HISTORIC PLACES
NRHP Listing Date:
NRHP Eligibility: Yes No Individually Contributing to Historic District Noncontributing to Historic District
NRHP Criteria: A B C D
Area of Significance: Period of Significance: STATEMENT OF SIGNIFICANCE The site consists of two architectural features: a single-story, wood-framed, Craftsman-style residence constructed in 1919 and a single-story, wood-framed, detached garage built in 1925. The site is in good condition, although the foundation is cracked and some paint is chipping. After survey by McDonald Architects in 1984, the property was found to be, "a contributing element within a potential historic district due to its association with the residential aspect of the Progressive Phase of Bozeman's historic/architectural development." Metcalf finds the site continues to retain sufficient integrity to convey historic character. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. It is not located within an existing historic district and, due to considerable in-fill and redevelopment of the surrounding residential blocks in the past fifty years, Metcalf does not recommend adjacent properties have district potential. The site is recommended not eligible for inclusion in the National Register of Historic Places.
