The house is a wood-framed, two story structure built in the folk vernacular style. The house has a rectangular plan with a smaller addition off the north elevation, and most likely has a concrete foundation but was not visible from the public ROW. The roof is front gabled with a shed roof extension off east elevation, and the addition off north elevation has a hipped roof. The roof is covered in corrugated metal sheeting. The exterior walls are clad in horizontal wood siding on first story, and wood shingles in the gable peak. The primary façade faces south, onto E Lamme St. The primary entrance is accessed by poured concrete steps which lead up to a wood front door centered under the peak of the gable. Some original windows and openings appear to be intact. They consist mainly of two-over-two-lite double-hung windows with wood sash. The basement windows are casement, and there are two new casement windows (in new openings) on the east elevation. There are also two sun-lite windows in the shed roof extension. There are no additional features, but there is a small attached single stall garage or shed off of the west elevation. It’s exterior walls are clad in stucco. The vehicle entrance consists of side-hung wood doors, but it is small and narrow, even for a single stall. The property is well maintained. Vegetation includes large deciduous trees to the north of the house in the backyard. There is also a wood and metal fence around the property just around the southern portion of property in front of the primary façade. The property is in excellent condition. The site was originally recorded by James R. McDonald Architects in 1984. At that time, it was considered to lack historic significance and was recommended an "intrusive element within a potential historic district...due to change in original design and materials." Metcalf revisited this site on October 13, 2020 and found that the more recent changes and modifications have further affected integrity. Metcalf concurs with the previous findings. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 109 E Lamme St. Site Number: 185 HISTORY OF PROPERTY This property is located within the Original Plat of Bozeman. Thomas Byron Story purchased the property from this father, Nelson Story, on January 1, 1903. A residence was built on the property in 1904 (Sanborn, 1891, 1904). William H. Walker purchased the property from Thomas Byron and Kate Story on February 1, 1910. William H. Walker had been born in Michigan in 1876 to E.C. and Emiline Walker. Walker sold the property to Elizabeth S. Fransham on January 14, 1913 and married Jessie Rogers on December 31, 1913 in Seattle, WA (Ancestry.com, 2012). William Walker died in October 1917 and was buried in Mountain View Cemetery in Livingston, MT (Findagrave.com, 2021). Rhesis Fransham lived in this residence along with his wife Elizabeth and their children from c. 1913 to 1931 (R.L. Polk & Company, 1914-1931). The west and north sides of the house each received a porch addition between 1912 and 1927, during the Franshams’ occupation. Rhesis Fransham had been born in Decorah, Iowa on May 7, 1877. Fransham moved to Bozeman with his parents in 1880. As a young man, Fransham was employed by the U. S. Forest Service. He was also a veteran of the Spanish-American War, during which he served in the Philippines. He was cited for bravery. He served with Troop B, Montana Cavalry in 1897 and was commanding officer of Company A in the Montana National Guard. Rhesis served as a letter carrier for the U. S. Postal Service in Bozeman for many years and worked at this occupation while residing in this residence. Rhesis married Elizabeth Stuve in Bozeman in 1904 (Bozeman Daily Chronicle, 1963). Elizabeth Fransham had been born in Jefferson City, Kansas on September 25, 1887 to Mr. and Mrs. William Stuve. She arrived in Bozeman in 1895 (Bozeman Daily Chronicle, June 1962). Rhesis and Elizabeth Fransham sold this property to Cora Gladys Anderson on September 10, 1935. James Overstreet, along with his wife Nellie and their family, lived in this house briefly in c. 1935 (R.L. Polk & Company, 1935). James was a teamster. Cora Anderson and husband Douglas, along with their children, lived in this house from c. 1940 to c. 1947 (R. L. Polk & Co., 1940 – 1947). While living in this residence, Douglas Anderson worked as a policeman for the City of Bozeman and Cora worked as a "sales lady" at a local retail store (Ancestry.com, 2012). Effie M. Dennis was also listed as living in the residence during the Anderson’s tenure (R. L. Polk & Co., 1940, 1942). Effie M. Dennis had been born on February 12, 1878 in Howell County, Missouri to Jacob and Mary Elizabeth Webber. On October 26, 1903, Effie married Charles E. Dennis in Springfield, MO (Ancestry.com, 2007). In 1910, the couple was still living in Springfield and had three young children (Ancestry.com, 2006). Mrs. Dennis moved to Montana by c.1910. In 1920, Effie was living in Madison, MT, listed as head of the household with six children all under the age of 13 years. Charles is not listed as living with the family at this time (Ancestry.com, 2010). By 1930 Effie had moved into Bozeman and was living on North Rouse Avenue with four children. She was listed in the census as widowed and working as a laundress (Ancestry.com, 2002). In 1940 Effie Dennis was listed as living at this residence with no children living with her at this time. She lived in the rear of the residence while Douglas and Cora Anderson and their family lived in the main area of the house. Effie lived in this residence from c. 1940 to 1942 (Polk 1940, 1942). Jack L. Huber and his wife Elnora lived in this residence from c. 1958 to c. 1969. Jack Huber was Captain of the City Fire Department in 1961, Assistant Chief of the City Fire Department in 1962, and Chief of the City Fire Department in 1963. After 1969, Elnora Huber alone was listed as living in the residence. Elnora lived in the residence until c. 1977 (R. L. Polk & Company, 1958 to 1977). Cora Gladys Anderson Walter sold this property to Kenneth R. and Mary A. White on August 15, 1975. Ken and Mary White owned the property until September 11, 1979 when they sold it to Jack W. Greenway. Paul R. Swift and Wang Xuying purchased the property on November 28, 2012 and are the current owners as of November 2020. Table 1. Chain of Title, 109 East Lamme Street, Bozeman, Montana. MONTANA HISTORIC PROPERTY RECORD PAGE 7 Statement of Significance Property Name: 109 E Lamme St. Site Number: 185 NATIONAL REGISTER OF HISTORIC PLACES NRHP Listing Date: NRHP Eligibility: Yes No Individually Contributing to Historic District Noncontributing to Historic District NRHP Criteria: A B C D Area of Significance: Period of Significance: STATEMENT OF SIGNIFICANCE The property at 109 E Lamme was previously recorded by James R. McDonald Architects in 1984. The site consists of one historical architectural feature: a house built in 1904 in the folk vernacular style. The house is a wood-framed with a rectangular-plan and front-gabled roof. Overall, the site is in excellent condition. However, remodeling over the years, particularly Craftsman Style elements added in 2008, affect integrity such that the site no longer conveys its historic character. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. It is not located within an existing historic district and, due to considerable in-fill and redevelopment of the surrounding residential blocks in the past fifty years, Metcalf does not recommend adjacent properties have district potential. The site is recommended not eligible for inclusion in the National Register of Historic Places. MONTANA HISTORIC PROPERTY RECORD PAGE 8 Integrity Property Name: 109 E Lamme St. Site Number: 185 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The house is in excellent condition, but the garage stucco and concrete is chipping and cracked. The new siding, steel roof, rear additions, installation of modern casement windows, and the application of Craftsman Style exterior materials affect integrity of design, material, feeling, and workmanship. The site no longer retains sufficient integrity to convey historic character.
