The site was recorded in 1984 by James R. McDonald, and described as: "This detached one-story single-family residence has a rectangular plan with a pediment over door, a shed-roofed back porch and an attached garage. The two-bay facade is symmetrical and consists of a central glass-paned front entrance with 1/1 double-hung and casement windows. The frame construction is finished in stucco and rests on a concrete foundation. The gable roof is covered with green asphalts and features boxed eaves. There is a rear brick chimney. The axis of the roof is perpendicular to the street. Out-buildings include a flat-roofed garage of stucco." McDonald considered the residence to be "an intrusive element within a potential historic district." A few observable alterations are noted since this previous recording. Brown asphalt shingles have replaced the earlier green shingles. The garage doors are now side-hung vertical board doors with windows, instead of a single door with sets of divided lite windows. In addition, a small casement window has been cut into the garage facade at attic level. The site is in good condition. Mature deciduous trees are on the boulevard, and a paved two-track driveway accesses the garage along the north edge of lot. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 312 N Grand Ave. Site Number: 180 HISTORY OF PROPERTY The property currently addressed as 312 North Grand Avenue is located in Beall’s 3rd Addition that was platted on December 3, 1891. Kate F. Sutton and Mary A. Cantwell purchased this property from Rosa V. Beall on May 16, 1904. Kate F. Sutton was born on October 7, 1866 in Wisconsin. While living in Bozeman and at the time she owned this property, Mrs. Sutton was a teacher at Longfellow School (R. L. Polk & Co., 1906). In c. 1908 she moved to Choteau, MT. Kate Sutton died in Santa Barbara, CA where she had taught in the Santa Barbara City Schools since 1923. She died on November 6, 1939 (Santa Maria Times, 08 November 1939; Findagrave.com, 2021). Mary A. Cantwell was Kate Sutton’s sister. Mary Cantwell had also been born in Wisconsin. While living in Bozeman, Mary Cantwell worked as the principal of a preparatory school and as an assistant professor of English at Montana Agricultural College (now Montana State University). In 1910 she lived at 319 South Central Avenue with her sister Anna Cantwell (R. L. Polk & Co., 1910). In 1930 Mary Cantwell was living in Los Angeles, CA and working as a schoolteacher. She boarded in a house with her sister, Anna Cantwell, who worked as a saleswoman for a mercantile company (Ancestry.com, 2002). Kate Sutton sold the property to Carrie S. Bohart on April 4, 1907. Carrie Sager had been born on August 26, 1872 in Tayer, KS to Henry and Matilda Sager. She married Freeman Bohart prior to 1900. In 1900, the couple was living in Bozeman, MT on Lamme Street with their two children (Ancestry.com, 2004). Freeman Bohart had come with his parents to Gallatin Valley from Missouri in 1882. He ran the Big Four Auction House for many years. Carrie and Freeman sold this property to their daughter, Ruby M. Bohart on January 26, 1910. Ruby had been born on September 1, 1897 in Bozeman. Ruby married William S. Bliler on September 24, 1920 in Bozeman. By 1930 Ruby and her daughter, Eleanor, were living in Choteau, MT and Ruby was working as a teacher (Ancestry.com, 2002). Ruby Bohart Bliler died on July 7, 1994 and was buried in Bozeman’s Sunset Hills Cemetery in an unmarked grave (Findagrave.com, 2021). Ruby sold the property to Martin Ardesson on July 27, 1926. Martin C. and Goldie Ardesson lived in this residence from 1929 to 1938 (R. L. Polk & Co., 1929 – 1938). Martin Ardesson had been born in Butte, MT on March 22, 1892 (Ancestry.com, 2001). Martin married Goldie Jackson in Park City, MT in 1917. Martin and Goldie came to Bozeman in 1920. After working for The Willson Company in Bozeman for 12 years, Martin opened his own shoe store on East Main Street. Later, he opened the Ardesson store (The Independent-Record, 25 August 1944). Goldie Ardesson sold this property to Marcus L. and Drusilla Gillette on February 13, 1946. The Gillettes lived in this property during their period of ownership. They sold the property on August 2, 1950 to William E. and Alfreda Ethel Weidenaar. The Weidenaars sold the property on June 18, 1951 to Mabel E. Davidson and Max. A. Davidson, who were mother and son. Mabel E. Flidewell Davidson was born on August 5, 1891 in Custer County, NE to Manual Archer and Judith Johnson Glidewell. She married Arthur Davidson on June 5, 1914 in Broken Bow, NE. Mabel and Arthur came to Montana in 1940, initially settling in Corvallis. Arthur Davidson died in 1947 in Corvallis. Mabel moved to Bozeman in 1950. While living in this residence Mabel worked as a cook (R. L. Polk & Co, 1958, 1959; Laurel Outlook, 13 June 1979). Max Davidson had been born June 7, 1920 in Berwyn, NE. He spent a few years living with his mother, Mabel, in Bozeman and worked at Montana State College (Montana State University, as of 1965). He received a Bachelor of Science degree in journalism and agricultural economics from Washington State University. He served in the Air Force during the Second World War. After returning to the United States after the war, he worked as an editor for the Forest Products Laboratory in Madison, WI for 25 years (Wisconsin State Journal, 11 March 2005). Davidson had married Dorothy Buchanan on May 31, 1957. Max and Dorothy Davidson sold this property to the Bozeman Medical Arts Center on August 12, 1983. The Bozeman Medical Arts Center sold this property to Mark C. King on May 5, 1993. King sold the property to Brett M. Naus and Kyra S. Deprez on September 11, 1998. They sold the property to Megan K. Nasrallah on August 25, 2000 and the Nasrallahs sold the property on February 7, 2012 to Laura Burkle and Charles Detar, the current owners as of February 2021. The site was recorded in 1984 by James R. McDonald Architects. It is in good condition and Metcalf finds that the property retains sufficient integrity to convey historic character. However, the general deterioration and alteration of contemporaneous sites in the vicinity has diminished the area’s district potential. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district and contemporaneous residential properties in the vicinity have been found to lack sufficient integrity to convey historic character. Metcalf finds there is no district potential Metcalf recommends this site not eligible for inclusion in the NRHP. MONTANA HISTORIC PROPERTY RECORD PAGE 7 Integrity Property Name: 312 N Grand Ave. Site Number: 180 INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The replacement of several of the original windows with modern windows in enlarged openings affects integrity of materials and design, as does the use of modern window hardware. Changes to the attached garage also affect the aspects of design and material. The aspects of feeling, location, workmanship, association, and setting are retained. Metcalf finds that the property retains sufficient integrity to convey its historic character. Overall the property is in good condition.
