The primary façade of the residence faces east onto N Grand Ave. The house has an irregular plan shape and a concrete and stone foundation. The exterior is clad in horizontal wood siding with vertical corner boards, and scalloped shingles in the apex of the gable front. The roof is cross-gabled and clad in asphalt shingles. A small brick chimney is present on the ridgeline. The building was originally recorded by James R. McDonald Architects in 1984 and was considered an intrusive element within a potential historic district. MacDonald describes the site as follows: "This detached one-and-one-half story single-family residence has an L-shaped plan with an enclosed railing on a corner entrance and supported by one turned wood column. There are double-hung windows and a fixed leaded glass window in the structure. The frame construction is finished in asphalt and rests on a concrete foundation. The gable roof is covered with grey-green asbestos shingles and features dormers. Outbuildings include a garage of beveled shingles." Metcalf visited the site and found this description is no longer accurate. Since the previous survey, the porch railing has been removed and an addition added to the rear (west) elevation covered by a shed-roofed extension of the side-gable. The previous record claims there were dormers visible on the roof, no dormers were present at the time of survey. The primary entrance is on the south, side-gabled wing, accessed by a wood stoop and covered beneath a projecting shed roofed porch supported by a corner post. The east-facing façade supports two, one-over-one hung windows with wood surrounds and a large two-lite picture window with applied shutters. Other windows present on the residence are one-over-one lite hung windows, two-lite sliding windows, and a skylight on the south slope of the gable front. None of the windows are original, and one window opening on the south elevation has been altered to fit a window smaller than the original. The second feature is a single-story, wood-framed, detached shed with front-gabled roof in the rear yard. The shed is clad in horizontal wood siding with wood shingles in the gable peak. The east-facing façade features a side-hung door and a large, two-lite sliding window. Overall, the site is in good condition. The property was first recorded in August of 1984 by James R. McDonald Architects. At that time, the property was considered, "an intrusive element within a potential historic district". The property has sustained additional renovations and alterations since the previous survey, and the site does not retain sufficient integrity to convey historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 311 N Grand Ave. Site Number: 179 HISTORY OF PROPERTY The property currently addressed as 311 North Grand Avenue is located in Beall’s 3rd Addition that was platted in 1891. This section of the block is labelled "Gordon Tract." In August of 1897, Alfred Lycan purchased this property from Charles H. and Lillian A. Gordon. Lycan was a well-known property owner in Bozeman and had many varied interests. Lycan subdivided this area as the Gordon Tract from 1903 to 1912. Lycan was a carpenter and may have built this residence during his ownership of the property from 1897 to 1904. From the early 1880s into the early 1900s Lycan organized tours through Yellowstone National Park (The Anaconda Standard, 22 August 1900). Each tour consisted of five passenger wagons and two freight wagons, one of which carried tents and bedding, with the other carrying camp supplies and feed for the animals. There was also a cook’s wagon containing the provisions and tables (Longansport Reporter, 05 August 1899). Lycan moved to Colorado in c. 1916. On October 7, 1897, Alfred Lycan sold a strip of land 264’x5.9’ on the east side of the Gordon Tract to the City of Bozeman to form a part of Second Avenue (now Grand Avenue) (D: 21/146). Alfred Lycan sold this property to Alice C. Adams on November 26, 1904. Alice C. Whitworth had been born on August 4, 1852 in El Dorado County, CA to Samuel and Lucinda Whitworth (Findagrave.com, 2021). She married Ephraim Adams in 1869. In 1870, the couple settled in Montana, living in Helena, MT in a house next door to Alice’s parents, Samuel and Lucinda Whitworth. Ephraim worked as a blacksmith and Alice kept house in 1870 (Ancestry.com, 2009). By 1880 the Adams family, along with the Whitmore family, were living in Middle Creek Valley in Gallatin County. Ephraim was farming, and Alice was keeping house (Ancestry.com, 2010). In 1900 and 1910 they were farming in Gallatin County. They may have purchased this property to have a house in town to live in during the winter or as desired, but there is no evidence of them living in this residence on a permanent basis during ownership (R. L. Polk & Co., 1906, 1908, 1912, 1916, 1918). In 1920, they still lived outside of Bozeman, within Gallatin County, but had retired from farming (Ancestry.com, 2010). Alice and Ephraim Adams sold this property to Henry C. and Charlotte E. Bowles on August 2, 1919. Ephraim died on April 16, 1927 and Alice died on August 27, 1929. They were buried together in Sunset Hills Cemetery in Bozeman (Findagrave.com, 2021). Henry and Charlotte Bowles lived in the residence on this property during ownership, beginning in 1919. While living here, Henry was the manager of the Elks House in Bozeman (Ancestry.com, 2010). Henry Bowles had married Charlotte Earhart just a few years earlier, on July 2, 1916, in Three Forks, MT (Ancestry.com, 2017). Henry and Charlotte sold this property to Ernest Nack on March 18, 1922. By 1930, Henry, Charlotte, and daughter Shirley had moved to Miles City, MT and by 1940, they were living in San Francisco, CA (Ancestry.com, 2012). Ernest E. Nack was born on August 6, 1890 in Parsons, KS to Julius and Agustus Nack. Ernest married Clara H. Dwight on May 6, 1915 in Butte, MT. Clara Dwight had been born on November 15, 1897 in Springhill, MT to Frank and Clara Dwight. While living in this residence, Ernest worked as a mechanic for the Bozeman Welding Company and Clara worked at the Gallatin Laundry (R. L. Polk & Co., 1929 – 1947). Ernest died on September 27, 1946 and was buried in Bozeman’s Sunset Hills Cemetery (Ancestry.com, 2001). Clara Nack sold this property to Myron John and Jessie J. Casper on May 17, 1955. Clara died on August 28, 1997 (Ancestry.com, 2017). Myron and Jessie Casper lived in this residence from 1955 to 1982. Myron Casper had been born on July 17, 1914 in Garfield, Idaho to Myron C. and Mabel Casper. Myron married Jessie Button on February 7, 1940 in Townsend, MT. Jessie Button had been born on September 21, 1918 to Alson and Lillian Button in Bozeman. Myron served the U.S. Navy in the Pacific Theatre during WWII. Myron and Jessie lived in Bozeman where they both worked for Darigold until they moved to Centerville, UT in 1982. Myron died on November 11, 1999 in Centerville (The Salt Lake Tribune, 13 November 1999) and Jessie died on July 27, 2006 (Deseret News, 02 August 2006). Upon moving to Utah, Myron and Jessie Casper had sold the property to Robert B. and Elizabeth A. Frantz on September 13, 1982. The Frantz family lived in this residence during their ownership. They sold the property to Jules and Jerre Blanche La Palme on September 19, 1991. The La Palmes sold the property to Bruce A. and Julie M. Leep on July 27, 1994. The Leeps sold the property to Paul V. Byrne on September 1, 2015 and the current owners as of January 2021 are Paul V. Byrne and Martha M. Wyckoff, Trustees of the Paul V. Byrne Living Trust. McDonald Architects, At that time, the property was considered, "an intrusive element within a potential historic district" (James R. McDonald, 1986). The Montana Cadastral Survey indicates the residence was remodeled in 1997 and again in 2015. Metcalf finds the property in good condition, but the site no longer retains integrity sufficient to convey historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or State Register either 1) individually or 2) as a contributing building in an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criteria A, B, C, and D. It is not located within an existing district and properties in the vicinity do not exhibit cohesive characteristics of a time, style, or high degree of integrity to suggest district potential. The site longer retains sufficient integrity to convey historic character. Metcalf recommends the site not eligible. Alterations to the property including replacement of original windows, alteration of some original window openings, replacement of original cladding, removal of dormers, removal of porch railing, and an addition the rear elevation. These alterations affect the integrity of design, materials, and feeling. Metcalf has determined that the property does not retain sufficient integrity to convey historic character.
