This site consists of one historical architectural feature: a house built between 1897 and 1903. The house is a 1.5 story wood-framed structure with folk Victorian styling. It has a roughly rectangular plan shape and a concrete foundation. The roof is side gabled with
asphalt shingles and a red brick chimney near the center of the ridge line. The exterior walls are clad in Asbestos shingles siding. The primary façade faces East onto North Grand Ave. The entry is within a recessed corner porch at the north end of the façade, supported by two wood posts with stick work. The entry itself is on the short north facing wall of the porch. A fixed picture window is located at the south end of the façade, and a rectangular fixed window is located at the north end, within the corner porch. The south gable end has a fixed picture window at the east corner, and a one-over-one-lite hung window in the upper story. The window on the
upper story in the roof gable is a one over one lite hung window. The windows are old, but do not appear to be original, with the exception of the upper story gable end windows. A shed roofed bulb out projects from the awning corner, which is possibly a covered basement entry. An attached garage is at the
north gable end, recessed from the façade. It is a single stall garage with a flat roof.
The site is in good condition. Vegetation includes a large mature coniferous tree on the south end of the primary façade, and smaller deciduous trees scattered along the perimeter of the property.

History of Property
Property Name: 305 N Grand Ave Site Number: 177
HISTORY OF PROPERTY
The property currently addressed as 305 North Grand Avenue is located in Beall’s 3rd Addition that was platted in 1891. This section of the block is labelled "Gordon Tract." In August of 1897, Alfred Lycan purchased this property from Charles H. and Lillian A. Gordon. Lycan was a well-known property owner in Bozeman and had many varied interests. Lycan subdivided this area as the
Gordon Tract from 1903 to 1912. Lycan was a carpenter and may have built this residence during his ownership of the property from 1897 to 1903. From the early 1880s into the early 1900s Lycan organized tours through Yellowstone National Park (The Anaconda Standard, 22 August 1900). Each tour consisted of five passenger wagons and two freight wagons, one of which carried tents and bedding and the other carrying camp supplies and feed for the animals. There was also a cook’s wagon containing the provisions and tables
(Longansport Reporter, 05 August 1899). He moved to Colorado in c. 1916. George Craig purchased the property from Alfred Lycan on March 30, 1912. George Craig had been born on October 6, 1835 in Ottawa, Canada to George and Mary (Moxley) Craig as one of a set of triplets. He was a surveyor and prospector, coming to Montana
in the 1870s (The Anaconda Standard, 03 November 1921). He also worked as a quarryman and stonemason. Craig never married. He lived at 227 East Mendenhall from at least 1900 to the end of his life (R. L. Polk & Company, 1904 – 1920). He did not own the
residence he lived in at 227 E. Mendenhall but instead boarded with Fannie Woodson, a black woman who owned the house and was head of the household. Craig left $400 to Fannie Woodson in his last will and testament (Ancestry.com, 2015; Ancestry.com, 2004). Craig never lived in the residence at 305 N. Grand, so he most likely purchased it as an income property. George Craig died on October 29, 1921 and was buried in Bozeman’s Sunset Hills Cemetery (Findagrave.com, 2021).
George Craig sold the property to James and Augusta Forristell on August 30, 1915.
James Forristell was born on March 20, 1854 in Ireland, coming to the U.S. when he was 17 years old. He was one of the many young immigrant men who fought for the U.S. Army under Brigadier General Crook during the Indian Wars from 1875 to 1878. He was
among the group that arrived at the little Big Horn battlefield shortly after George Armstrong Custer had been killed. Forristell helped bury the dead (The Billings Gazette, 06 August 1944). He was stationed at Fort Ellis in 1879 and after his discharge, he stayed on in
Bozeman, opening Forristell Cash Grocery on East Main Street in the 1890s. James married Augusta Heilman on April 20, 1891 in Billings, MT. Augusta Heilman had been born on October 20, 1857 in Galena, IL to Henry and Hannah Heilmann (Ancestry.com,
2017). James died on August 4, 1944 and Augusta died on January 12, 1948. They were buried in Sunset Hills Cemetery in Bozeman (Findagrave.com, 2021).
James and Augusta Forristell never lived in the residence at 305 N. Grand. They resided at 33 E. Main (known as 233 E. Main after
1920) until the mid 1930s when they moved to the west end of Main Street (R. L. Polk & Co., 1906 – 1922; 1935).
The Forristells sold the property to Alexander S. McMillan on June 14, 1923. McMillan was a real estate agent in Bozeman. He sold the property to Agnes Carpenter on June 18, 1926. Agnes Carpenter was born on May 18, 1899 in Logan, MT to William and Mary
Ellen Carpenter. She lived in this residence from 1925 to about 1928 (R. L. Polk & Co., 1925 – 1929). Carpenter sold the property to Eunice and H. E. Bishop on January 10, 1928. The Bishops sold the property to Adelaide Mengel on March 20, 1929. Mengel sold the
property to Gisle Gottliebson on July 3, 1930. Gottliebson quickly sold it to Hilda Olsen on July 28, 1930. Olsen quit claimed the property to G. Walter Hizer on August 3, 1933.
Walter and Belle Hizer moved into the residence with daughter, Alta. Walter had been born on March 7, 1876 in MO to Martin and
Mary Jane Hizer (Ancestry.com, 2017). Walter married Belle Cudney on December 27, 1905 at the home of Belle’s parents in Salesville, MT. In 1918, when Walter registered for the draft for the First World War he was working for the Davis Seed Company as
a laborer (Ancestry.com, 2005). In 1940, Walter worked as a fireman’s helper at a heating plant and their daughter Alta worked as a dental assistant at a dentist office (Ancestry.com, 2012). Walter’s wife Belle had been born on October 1, 1882 in Bozeman to John and Susan Cudney. Belle died in 1956 (The Billings Gazette, 20 April 1956). Walter died on January 19, 1974 in Bozeman. After the death of her parents, Alta and her husband, Orin Hauger owned and lived in the residence. Alta had been born on November 3, 1915 in
Logan (Ancestry.com, 2017). Alta married Orin Eldred Haugan on November 22, 1945 in Bozeman (Ancestry.com, 2017). Orin Haugan had been born on June 26, 1919 in Hoffman, MN. He came, with his parents, to Livingston in 1929. He served with the 101
Airborne Paratroopers in the European Theatre and fought in the Battle of the Bulge in Bastione. Upon his discharge from the military, he returned to Livingston and then Bozeman. Alta and Orin divorced on December 16, 1965 in Townsend, MT (Ancestry.com, 2017). Haugan died on December 8, 1972 in Hailey, ID (The Billings Gazette, 10 December 1972). Alta lived in the

residence from 1966 to 1975, during which time she worked as the deputy Clerk and Recorder in Bozeman (R.L. Polk & Company, 1967).
Jeffrey D. and Pamela A. Salsbury purchased the property from Alta Newman (fka Alta M. Haugan) on August 28, 1990. The Salsburys sold the property to Michael A. and Jane E. Basile on April 1, 1992. Glen E. Monahan and Nancy J. Schultz purchased the property on June 1, 1992 from the Basiles. On November 17, 2020, Glen Monahan and Nancy Schultz sold the
property to 305 N Grand LLC, the current owners as of January 2021. Table 1. Chain of Title, 305 North Grand Avenue, Bozeman, Montana.
