Historically, between 1904 and 1912, a small one-story single room was added to the northwest section of this residence. On the 1904 and 1912 Sanborn maps, a two-story frame structure is depicted at the rear of the property; it is listed as 301½ and has a full-width porch extending from the north side of the building. During these years, there was also a one-story outbuilding located northwest of the residence. On the 1904 Sanborn map, a creek or ditch is shown running through the alley between 3rd and Grand Avenues – it was filled in or covered over by 1912. By 1927, the structure at the rear of the property had been converted to a garage and the outbuilding had been removed. The site had been previously recorded in 1984 by James R. McDonald Architects and had been considered "an intrusive element within a potential historic district," because the "historic integrity of this property [had] not been retained due to change in original design and materials." McDonald described the house as follows: "This detached one-and-one-half story single-family residence has an L-shaped plan with a wood back porch and wood front porch. There are fixed picture windows in the front of the structure and 1/1 double-hung in the rest. The frame construction is finished in asphalt shingles and rests on a rubble stone foundation. The gable roof is covered with cedar shingles and blue asphalt shingles. There is an offset brick chimney. Outbuildings include a shed." Metcalf revisited the site on October 12, 2020 and found that the house described in the McDonald survey had been completely torn down and a new structure was in the process of being constructed. There are multiple units with varying sections of two-story and three-story levels. They appear to be a combination of wood and metal framing with a concrete foundation. This site is not historic. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 301 N Grand Ave. Site Number: 175 HISTORY OF PROPERTY The property currently addressed as 301 North Grand Avenue is located in Beall’s 3rd Addition that was platted in 1891. This section of the block is labelled "Gordon Tract." In August of 1897, Alfred Lycan purchased this property from Charles H. and Lillian A. Gordon. Lycan was a well-known property owner in Bozeman and had many varied interests. Lycan subdivided this area as the Gordon Tract from 1903 to 1912. Lycan was a carpenter and may have built this residence during his ownership of the property from 1897 to 1903. From the early 1880s into the early 1900s Lycan organized tours through Yellowstone National Park (The Anaconda Standard, 22 August 1900). Each tour consisted of five passenger wagons and two freight wagons, one of which carried tents and bedding, with the other carrying camp supplies and feed for the animals. There was also a cook’s wagon containing the provisions and tables (Longansport Reporter, 05 August 1899). He moved to Colorado in c. 1916. Alfred Lycan sold this property on January 31, 1903 to Florens E. Grissom. Grissom owned it for a short time selling the property to George M. and Maretta Thompson on October 5, 1903. The Thompsons sold the property to the Ellis Brandley & Co. on December 7, 1904. The Ellis Brandley & Co. were wholesale grain dealers. William F. and Ellen Leach Wilkin purchased the property from Ellis Brandley & Co. on September 4, 1911. On February 25, 1920, Joseph A. Monger purchased the property from William and Ellen Wilkin. Joseph A. Monger had been born on October 13, 1852 in Gentry County, MO (Ancestry.com, 2001). Joseph was a wagon train freighter who hauled goods from Corinne, UT to Helena, MT in the 1870s. While living in Bozeman, Monger worked as a mail carrier, lodging house owner, wheelwright, carpenter, and bailiff (Great Falls Tribune, 23 October 1932). Joseph married Ida Lee Brumfield on February 18, 1885 in Bozeman (Ancestry.com, 2016). Ida Brumfield had born on August 18, 1844 in Denver, MO to Amon and Catherine Brumfield. Ida came to Montana in 1883. Her family was involved in freighting (The Independent-Record, 24 August 1944). In 1929 Joseph A. and Ida Lee Monger lived in this residence along with Rexel R. and Lois LaBertew. Lois was Joseph and Ida’s daughter. Lois had been born on November 24, 1889 in Bozeman. She married Rexel Roy LaBertew on January 15, 1913 in Bozeman (Ancestry.com, 2016). Lois LaBertew lived in this residence until her death on July 6, 1934 (Ancestry.com, 2017). Ida died on August 18, 1944 at this residence (Ancestry.com, 2001). Joseph had died on October 22, 1932. Ida and Joseph Monger were buried together in Bozeman’s Sunset Hills Cemetery (Findagrave.com, 2021). After the death of Lois, Rex LaBertew married Katherine Barker on September 18, 1936 in Big Timber, MT (Ancestry.com, 2016). Rex had been born on February 6, 1890 to Joseph and Elizabeth LaBertew in IL. Rex worked as a depot agent for the Northern Pacific Railway Company (R. L. Polk & Company, 1947). Katherine had been born on June 6, 1900 in Collins, MN to Bernard and Mary Payton. She came to Montana in 1920. She attended Dillon Normal School and the University in Missoula, MT receiving a degree in education. She taught in Bozeman for fourteen years and was the head dietician at Montana State College (renamed Montana State University in 1965) in Bozeman for twenty years, retiring in 1965 (The Billings Gazette, 08 October 1985). Kathryn LaBertew purchased this property from the estate of Joseph Monger on October 3, 1955. Rex LaBertew died on January 26, 1974 and was buried in Sunset Hills Cemetery in Bozeman (Findagrave.com, 2021). After Rex’s death, Katherine LaBertew continued to live in this residence until her death in 1985. Kathryn died on October 6, 1985 and was buried in Sunset Hills Cemetery in Bozeman. Gilbert J. Vicain purchased this property from Kathryn LaBertew on September 14, 1984. Vicain had been born on September 13, 1922 in Missoula, MT to Gilbert Edward and Anna Carolyna Vicain. He served as a chief petty officer in the U. S. Navy during the Second World War aboard the naval amphibious vessel USS Skagit in the Pacific and European theaters. He also served in the Korean War, again on the USS Skagit. After the war he worked as a station manager for the Northern Pacific Railway (BNSF) in western Montana stations. In retirement, while living in Bozeman, MT he managed the Viking Apartments. Vicain died on June 5, 2003 (The Missoulian, 09 June 2003). On March 15, 2004 the property transferred from the Gilbert J. Vicain Living Trust to Viking Properties LLC via a quit claim deed. Patrick D. Johnson purchased the property on August 18, 2010. Patrick D. Johnson and Jesse R. Tufte sold the property to Jason Delmue on May 19, 2016. Delmue sold the property to 203 W. Beall LLC on May 23, 2019. The 203 W. Beall LLC sold the property to The Cairns on December 30, 2020. The Cairns is the current owner as of February 2021. The new Cairns Residences are listed as becoming available in summer 2021 (The Cairns 2021). The recorded building is a modern residential structure currently under construction. It has not reached the 50-year threshold for consideration as a historic property and it does not satisfy Criterion Consideration G (properties that have achieved significance within the past 50 years). Metcalf therefore recommends the property not eligible for inclusion in the NRHP.
