MONTANA HISTORIC PROPERTY RECORD PAGE 2 Architectural Description Property Name: 35 N Grand Ave. Site Number: 24GA0711 ARCHITECTURAL DESCRIPTION Architectural Style: Queen Anne If Other, specify: Property Type: Commerce Specific Property Type: Law Firm Architect: Unknown Architectural Firm/City/State: Unknown Builder/Contractor: Louis Kreuger, brickmason Company/City/State: Unknown Source of Information: Leavengood, 1983 This site consists of one historical architectural feature: a residence turned office space built between 1900 and 1903; and a second non-historical architectural feature built in 2011 that is connected to the original structure by an enclosed portico. The original structure, named the Emil Ketterer Residence, has been extensively recorded and was listed on the National Register of Historic Places in 1983 by Kommers, McLaughlin & Leavengood. Leavengood described the house as follows: "Although the design of the Ketterer Residence has not been attributed to an architect, the building clearly exhibits a sophistication of design and a melding of stylistic influences uncommon to non-architect designed buildings in Montana. Indeed, the Ketterer Residence manifests the turn of the century transition in residential architectural design from Queen Anne eclectism to the calmer, more staid Colonial Revival styling. The Ketterer Residence has retained complete historic architectural integrity and is in excellent condition." In 1984 James R. McDonald Architects described the Emil Ketterer Residence in 1984 as follows: "This detached two-story commercial building was formerly a residence and has a basic square plan with a hipped front porch with gable overdoor above the steps. The asymmetrical façade features a central entrance with 1/1 double-hung and stained, leaded glass fixed windows on the east. The brick construction is finished with shingles on the gable ends and sits on a foundation that is not visible. Th gable-hipped combination roof is covered with asphalt shingles and features a gabled dormer above the entrance door and a gabled extension facing front to one side. The gable end features a circular window and returning eaves." In 2009 Intrinsik Architecture recorded an outbuilding located south of the Ketterer Residence. Portions of its description are as follows: "According to the 1904 Sanborn Maps and an early 1900s photograph, this outbuilding was constructed pre-1904, most likely around the same time as the Ketterer Home...This wood-framed 930 square foot outbuilding is located at the south property line and includes two main forms distinguished by building height and roof shape. The most prominent form is the 1 1/2 story portion of the structure...This portion of the structure ..[has] a 12:12 pitch [roof]. The secondary form is smaller with...a lower shed roof...The primary siding material is dark red...sheet metal panels stamped with a faux brick pattern...The east elevation includes what appears to be the main entrance to the structure." At the time of this survey it was noted that this structure was being used as storage, and was presumably recorded before being torn down in preparation for the new structure which would be built in its place in 2011. Metcalf revisited the site on October 16, 2020, noted no discernible changes to the original structure and recorded the new construction. This new building was designed to match the older existing house in style and design, but with newer materials. It is a two-story building with a rectangular plan and a concrete foundation. A wood enclosed portico connects the new building (east end of north elevation) with the old original home (east end of south elevation), but doesn't actually touch the Ketterer Residence. Four sets of glass French doors, two on both east and west elevations, make up the walls of the portico. The roof over the portico is side gabled. The same green asphalt shingles cover the walkway roof, the new building, and the original Emil Ketterer Residence. The primary façade faces east onto Grand Ave. and its exterior walls consist of brick veneer and a gabled front projection and fluted plaster between the windows on second floor and two more sets of glass French doors as the primary entrance. The windows are one-over-one-lite double-hung with vinyl sash. There are two fixed stain glass windows, one on east façade and the other on the west elevation. A brick and concrete ADA-compliant ramp leads up to front doors on east elevation. The site is in excellent condition, and Metcalf recommends that the site remain listed on the NRHP despite the recent addition. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 35 N Grand Ave. Site Number: 24GA0711 HISTORY OF PROPERTY A history of the Emil Ketterer Residence is provided in the 1983 NRHP nomination. An overview of the house is as follows: "The Emil Ketterer Residence, located adjacent to Bozeman, Montana's central business district, is a significant example of late Victorian period architecture and represents the economic prosperity enjoyed by a skilled artisan and entrepreneur who provided an essential service to this burgeoning Western agricultural community during the late 19th Century... The Ketterer Residence also gains significance due to its long association with the original owner, an early Bozeman businessman. Emil Ketterer, born in the early 1850's in Germany, immigrated to the United States at the age of nineteen after completing an apprenticeship in the blacksmith and carriage trades. After two years in St. Louis, working Montana State Company, shoeing horses at stage stations between Virginia City, Bozeman and Helena. For one year, Ketterer worked the mail lines between Bozeman and Miles City as a circuit riding blacksmith. In 1878, Ketterer opened his own blacksmith shop in Bozeman, which was then the fastest growing agricultural center located on major transportation routes through the State. Here, business prospered with both the local trade and work for the stage and mail companies. Three to five skilled workmen were employed at the Ketterer shop. Emil Ketterer's "General Wagon, Carriage, and Horseshoe Shop" was the longest operating blacksmith and carriage shop in Bozeman. An enterprising businessman, Ketterer incorporated automobile servicing at his Main Street shop; the shop later became known as the "Ketterer Garage." “The Ketterer Residence was built on the city lot behind the shop building. An earlier, 1 1/2 story frame dwelling, which stood on the site of the present Ketterer residence, was demolished ca. 1900. Emil Ketterer's brother-in-law, Louis Kreuger, a brickmason, supervised construction of the house. The Ketterer family owned and occupied the house until the late 1960's." During the early 1980's the law firm Goetz, Gallik & Baldwin bought the Ketterer Residence for their office space. Years later the firm's growth prompted them to look at purchasing the Story Mansion for the larger office space. After being denied their offer by commissioners, Goetz, Gallik & Baldwin decided to stay in the Ketterer Residence and instead renovate and add on to the existing structure in 2009. The new space was designed and managed by Intrinsik Architecture, who followed the direction of the law firm to use a similar style and design as the original house (Bozeman Daily Chronicle, 2009). The new building is located directly south of the Ketterer Residence, and was built in the location of the outbuilding recorded by Intrinsik Architecture in 2009, which was torn down before construction began. The site was listed on the National Register of Historic Places in 1983 by Kommers, McLaughlin & Leavengood, by which time it had ceased to serve as a private residence and was instead used as an office space. The law firm of Goetz, Gallik & Baldwin have occupied the structure since the 1980s and renovated it in 2009-2011, paying close attention to retaining its historic character. These changes, while built in a similar style with similar materials, has had some effect on integrity of feeling, setting, and design. However, Metcalf finds the stie retains sufficient integrity to convey historic character. This site is currently listed in the NRHP and retains integrity sufficient to maintain its listed status. All aspects have been retained in regards to the original Emil Ketterer Residence, however, the addition added in 2011, while built in a similar style with similar materials, affects integrity of feeling, setting, and design. Metcalf, however, recommends that the site remain listed on the NRHP despite the recent addition.
