The site at 108 E. Beall Street consists of a two-story, wood-framed house, in the Folk Vernacular style, built around 1900. The
structure is rectangular in shape, with a side-gabled roof, asphalt shingled, and a concrete foundation that may not be original to the
construction date. The house is clad in horizontal drop siding. A concrete chimney is centered on the roofline.
The primary facade faces north onto E. Beall Street. A slightly above-grade entry is accessed by a shallow shed-roofed front porch,
which spans the east half of the facade. The wooden porch is modern, with three treated posts supporting the roof, and an encircling
wooden rail. Roughly centered in the west half of the facade, a pair of eight-over-one lite windows is protected by a sympathetically
divided lite storm window. On the upper story, two slightly different sized single-lite wooden casement windows are asymmetrically
placed on the east half of the facade. The east elevation is largely obscured by mature vegetation, but a pair of double-hung windows
is located on the first story, and paired one-over-one lite double-hung windows are centered in the gable peak of the upper story. The
rear elevation is not visible through the vegetation filling the fenced rear yard. On the west elevation a picture window and a
secondary entry with a modern arched metal awning share the first story exterior, with a three-over-one lite window and a modern
one-over-one lite window in the upper gable end of the second story. Most of the windows appear to be original to the structure.
The site is in good condition and the paint and exterior materials well-maintained.

HISTORY OF PROPERTY
The property currently addressed as 108 E Beall Street is located on the N 70’ of lots 3-9, Block L in the Bozeman Original Plat.
From 1879 to 1912, this area was the back of the property associated with 205 North Bozeman Street. From 1889 to 1912, a barn
located on this property was associated with the house at 205 North Bozeman Street (Sanborns, 1889 – 1912). From 1918 to 1988 this
property was conveyed with Lots 1 and 2. The 1927 and 1943 Sanborn maps show no structures on this property (Sanborn 1927,
1943).
In the early 1950s, a residence was either constructed or moved onto this property (R. L. Polk & Co., 1950, 1954).
G. M. and Ida Mae Beatty purchased the property on November 10, 1948. They sold the property to Thomas E. and Alma E. Dugdale
on August 9, 1950. It is likely that either the Beattys or the Dugdales constructed or moved this building onto this property between
1943 and the early 1950s.
The first occupants of this residence listed in the city directories were Gerald J. and Constance Dixon. While living at this residence
from c.1954 to 1956, Gerald owned and operated Dixon’s Paint Shop (R. L. Polk & Co., 1954, 1956).
This residence has had many occupants, many only living in the residence for one year according to the city directory listings (R. L.
Polk & Company, 1956-2012).
Henry and Susan Vander Voss purchased the property from the Dugdales on April 1, 1969. They did not live in the residence during
ownership. Kenneth R. and Mary A. White purchased the property from the Vander Vosses on November 22, 1976. From this time
onward, ownership of the property changed every few years until Rae Wilde purchased the property on July 26, 1991. She remains the
current owner as of November 2020.

STATEMENT OF SIGNIFICANCE
The property at 108 E. Beall Street has not been previously recorded. It consists of a residence built around 1900 in a Folk Vernacular
style. It was moved to its current site from an unknown location, c. 1950. The site is in good condition overall with mature vegetation
surrounding it. Much of the exterior elements appear original. Integrity of materials, and workmanship, are intact. The secondary entry
and a modern window affect the integrity of design.
Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP or
State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. The site has been
evaluated against the NRHP Criteria and is found to lack individual significance under Criteria A, B, C, and D. The site has been
relocated from its original, unknown location, as have several neighboring properties. It is no longer in its original context, affecting
the site’s integrity of setting, location, feeling, and association. It is not located within an existing historic district and, due to
considerable in-fill and redevelopment of the surrounding residential blocks in the past fifty years, Metcalf does not recommend
adjacent properties have district potential. The site is recommended not eligible for inclusion in the National Register of Historic
Places.

INTEGRITY (location, design, setting, materials, workmanship, feeling, association)
The site is in good condition overall. Most windows appear original as does the siding. A modern window and secondary entry on the
west elevation affect integrity of design. It was moved onto the present lot at a time between 1943 and the early 1950s. While this
occurred in the historic period, the change of context does have some effect on integrity of location, setting, feeling, and association.
Integrity of materials, design, and workmanship are intact.
