This site is a commercial property, designed by the local architect Bill Grabow and built in the Mid-Century Modern style. The building has a rectangular plan shape and is flat roofed and clad with brick veneer and stucco. The property has been previously documented two times: first in 1984 by James R. McDonald and then in 2014 by Scott L. Carpenter. The latter resulted in the building being assigned site number 24GA1908. Additionally, in 2010, Mark Hufstetler recorded an attached building on the east side of 34 N Bozeman and attributed it to the same address; however, it is in the City database as being at 201A E Main St. The building recorded by Hufstetler was assigned site number 24GA1793. For purposes of this update, 24GA1793 is a separate property and is not further discussed as part of this update. Described by Carpenter in 2014, 34 N Bozeman is " a one-story commercial building with a rectangular plan and a recessed diagonal front entry with fixed windows and glass door. Building height is taller at façade (west) creating the appearance of a two-story building, but windows on south wall near alley indicate one story. The one-bay façade is asymmetrical and consists of store front windows across the street level. The diagonal main entry at the north end of the façade has full height fixed windows. Shorter fixed windows with additional entry door is placed central at the south end of the façade. Additional large fixed window with brick trim is placed at west end of south wall. Façade and west end of south wall have brick veneer on piers at sides of windows (standard running bond), with in-fill panels of red bricks in stacked bond beneath windows. The building is constructed of concrete block finished with brick veneer and stucco on the façade. Façade is topped with straight parapet wall extending above roof-line, with a faux cornice integral to the façade's stucco. South wall of building is exposed to adjacent parking lot and is exposed concrete block with short parapet wall above roof-line. Small, 16 x 16 ft patio roof is attached to east end of south wall, covering rear service entrance. Industrial shop windows and entry doors exist on south wall. Roof drainage ports exist on south wall. North wall is immediately adjacent to building to north, so is not visible. East wall is topped with stepped parapet above roof-line. The flat built-up roof lies parallel to North Bozeman Street." In the earlier McDonald survey, the site was in its original condition, as designed by architect Bill Grabow with a Mid-Century Modern style. McDonald's description is as follows: "This two-story commercial building has a rectangular plan with a recessed diagonal front entry of glass. The one-bay facade is asymmetrical and consists of storefront windows across the street level. The concrete block construction is finished in brick veneer with decorative concrete block work on the upper part of the front facade. The flat built-up roof lies parallel to the door". McDonald further offered that the structure is "an intrusive element within a potential historic district", and "the historic integrity of this property has not been retained due to change in original design and materials". Of the alterations to the site over the years, the removal of the character-defining breezeblock screen on the facade has had the greatest impact., affecting integrity of materials, design, feeling, workmanship, and association. It no longer retains sufficient integrity to convey historic character. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 34 N Bozeman Ave Site Number: 24GA1908 HISTORY OF PROPERTY In 2014, Scott L. Carpenter recorded the site, including a historical overview of the property summarized below: “The building stands at the former location of a large boarding house and dwellings from the late 1880s which were torn down in the first decades of the 20th Century. The building recorded first appears on the 1927 Sanborn Map, revised in 1957-59. At that time, it was a single-story concrete block Furniture store. The property appears in the Polk Directory in 1954, housing Haaland Furniture Company. In 1970, the building is still a furniture store, but now known as D & L Furniture, operated by Leonard Dyk.” The property has experienced a number of alterations over time, including a recent remodel c. 2012 that resulted in the application of modern stucco to the upper portion of the facade, where historically there was a characteristic breeze-block screen. Bozeman Avenue has been previously recorded, in 1985 and again in 2014. It consists of a commercial building built between 1950 and 1953, designed with a Mid-Century Modern expression by local architect William "Bill" Grabow. It is in good condition and currently used as a restaurant. The windows are original as is the brick facing. Replacement of the original character-defining breezeblock screen on the upper portions of the facade dramatically detracts from the property's ability to express its original design and affiliation to the Mid-Century Modern style of architectural expression. Metcalf finds that the property lacks sufficient integrity to convey its historic character. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criterion for inclusion in the NRPH or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and due to loss of integrity Metcalf recommends the site not eligible for inclusion in the NRHP. Furthermore, the site is not located within an existing historic district and would not contribute to a potential historic district on the basis of integrity.
