NOTICE OF FINAL OCCUPANCY FOR PHASE 1,2,AND 3,AND BUILDING PERMIT
RESTRICTIONS FOR PHASE 2 AND 3
BRIDGER VIEW REDEVELOPMENT PUD
NOTICE IS HEREBY GIVEN to all current owner(s) and potential purchasers of lots within the
Bridger View PUD Subdivision,which is described herein, that the final plat of the subdivision
was approved by the Bozeman City Commission before all required improvements were
completed, as is allowed in the Bozeman Municipal Code. As such, an Improvements Agreement
was filed with the final plat that stipulates the time period during which the improvements must
be completed, and those improvements were guaranteed by occupancy and building permits
restrictions to the City of Bozeman by the Subdivider.
THEREFORE, BE ADVISED,that occupancy permits will not be issued for any lot with a phase
(see Exhibit A,Page 2 of Bridger View Redevelopment PUD Subdivision Plat) until all public
and private infrastructure,buildings, except the Common building on Lot 1,Block 1, Phase 1,
and landscaping for the individual phase are completed and accepted by the City of Bozeman or
financially guaranteed through a subsequent agreement and financial security.No partial
occupancy within a phase is permitted.
These improvements include, but are not limited to Water Improvements, Sewer Improvements,
Storm Drainage Improvements, Street,Parking, and Sidewalk Improvements,Parking Court
Improvements(Common Lots 2-6), Lighting Improvements (within ROW and Common Open
Space), and Public and Private Landscaping Improvements.

BE ADVISED, that building permits for phase 2 will not be issued until all public and private
infrastructure for phase 1 are completed and accepted by the City of Bozeman. Building permits
for phase 3 will not be issued until all public and private infrastructure for phase 2 are completed
and accepted by the City of Bozeman or financially guaranteed through a subsequent agreement
and financial security.
Bridger View Redevelopment PUD is legally described as a tract of land legally described as a
Tract of land formally known as the Bridger View Mobil Home Court as shown on COS 2547,
located in the Southeast One Quarter of Section 31,Township One South (TO 1 S), Range Six
East(R06E),P.M.M., Gallatin County,Montana.
