Builder/Contractor: Company/City/State: Source of Information: bozemanmagazine.com, accessed 11/20/2020 This site is a modern commercial building located within the NRHP-listed Bozeman Main Street Historic District. The building was built in 2019, filling in a lot made vacant by a natural gas explosion on March 5, 2009, which destroyed the previous building at this location (Bozeman Daily Chronicle, 5 March 2009). The previous structure was also known as the Osborne Block. In 1985, James R.
McDonald Architects recorded the previous historic building, and it was listed in the NRHP as a contributing site within the Main Street Historic District in 1986. It was, as stated, destroyed in 2009. The current structure is a four-story 21st-Century Modern style commercial building designed by Bozeman-based Locati Architects. The building is steel framed and faced with brick and steel panels. It has a flat roof, and setbacks at the third and four stories. The primary façade faces south onto E Main Street, with three at-grade entries beneath flat-roofed metal awnings. Windows throughout the
building consist of modern banked and grouped one-over-one or two-over-two tinted-glass windows. The rear (north) elevation opens onto an alley and contains a recessed loading bay and multi-lite fixed windows. The property is in excellent condition but is not historic.

HISTORY OF PROPERTY
The building recorded was built in 2019, in the location of the previous NRHP-listed Osborne Building which was destroyed by fire in 2009. The original Osborn Building was named for its owner Dr. S.H. Osborne. It was built in 1882 and was a 2-story brick commercial building that served as a bank and drugstore (James R. McDonald Architects 1985). The former building had been listed
in the NRHP as part of the Main Street Historic District. The recorded building, while maintaining the historic name of its predecessor, is a modern structure and not eligible for inclusion in the NRHP.

It has not reached the 50-year threshold for consideration as a historic property and it does not satisfy Criterion Consideration G (properties that have achieved significance within the past 50 years). Metcalf therefore recommends the property not eligible for inclusion in the NRHP.
