HomeMy WebLinkAbout21063WCCommentsAmbientAirSolutionsSP_06242021Water Conservation DRC Comments Chelsey Trevino – ctrevino@bozeman.net Water Conservation Technician March 12, 2021 Ambient Air Solutions – Site Landscape and Irrigation Plan Advisory Comments The Water Conservation Division appreciates the use of drought tolerant plant species and the install of an irrigation rain sensor. The following recommendations to the Ambient Air Solutions project plan are provided to maximize landscape health and resiliency while minimizing outdoor water consumption. 1. Landscape design plan should indicate the total landscaped area (ft2) and landscaped area of each hydrozone (ft2) - designated by grouping plants with similar water needs. On sheet L101, specify the square footage of native seed mix to be installed. See Irrigation Calculations Sheet L101 2. On sheet L101, #1 states that all landscaped areas are to have permanent underground irrigation installed. However, #10 states that surface irrigation will be temporarily installed for the native seed mix areas. Please specify whether or not the native seed mix areas will be permanently or temporarily irrigated, and define the type of irrigation that will take place. See Notes, sheet L101 3. On sheet L101, 40% of the ‘native seed mix’ is Smooth Brome (Bromus inermis) seed, which is not native to Montana. Please replace this seed type with a Montana native grass seed. Revised, see sheet L101 4. Reduce the square footage installation of Kentucky bluegrass within areas surrounded by pavement and/or parking spaces and install native seed mix and/or drought tolerant plants/shrubs in these areas. Kentucky Bluegrass is limited to larger open areas and boulevard spaces. All parking lot islands are planted with drought tolerant shrubs, grasses, and perennials. 5. Include topsoil depth specification of 4”- 6” (after grading) in all lawn areas to allow for proper root depth growth and assist with plant and turf grass resiliency. See Notes, sheet L101. 6.On sheet L101, the total turf grass square footage used within the irrigation calculation does not match the square footage of Kentucky bluegrass indicated on the plant schedule. The legend states that total Kentucky bluegrass SF is equal to 12,093 SF and the irrigation calculation is using 11,855 SF. On sheet L101, the water demand value for Kentucky bluegrass should be 4.8” per month based on local Net ET demands for turfgrass in the Bozeman area. Please re-calculate the irrigation water requirement with the correct square footage (12,093 SF) and the correct turf water demand (4.8”/month). Revised, See Notes, sheet L101 7. On sheet L101, please specify the proper installation and adjustment of overhead irrigation for all rotor and spray zones to minimize water overthrow onto the pavement. See notes, sheet L101. 8. On sheet L101, specify the installation of water efficient sprinkler nozzles (multi-spray, multi-trajectory nozzles or ‘rotary nozzles’) if overhead irrigation is to be used within turf grass lawn areas. Specify the installation of a weather based irrigation controller that can automatically adjust the watering schedule according to local weather events. See notes, sheet L101.
