The site consists of a single historic architectural feature: a 1.5-story, wood-framed, Folk Victorian style residence constructed c. 1890 in a gable front and wing form with attached two-stall garage. The residence was previously recorded by James R. McDonald Architects in 1984. McDonald (1984) described the residence as follows: “This detached one-and-one-half story single-family residence has a rectangular plan with a hipped-roofed side-porch entrance and a pair of shuttered 2/2 double-hungs dominating the front façade. The frame construction is finished in shiplap and rests on a concrete foundation. The cross-axial roof is covered with green and white asphalt shingles and there is a two-car attached garage. The main axis of the roof is perpendicular to the street.”
Metcalf visited the site in 2021 and found this description no longer accurate. While the residence retains most of the
features described by McDonald, it has also sustained multiple additions to the north and east elevations since the time of previous survey.
The residence has an irregular plan due to the attached double-stall garage on the east elevation and a modern addition to the north elevation. The house rests on a concrete foundation and the exterior is clad in horizontal wood drop siding with vertical corner boards. The residence features multiple roof forms: a cross-gabled roof tops the original L-shape plan with
a subordinate gable end on the north elevation addition; a hipped roof tops the open porch on the west-facing façade; and shed roof cover two enclosed porches on the south and east elevations. All roof forms are clad in asphalt shingles. Two metal chimneys extend from the main intersecting gabled roof. The facade faces west onto N 3rd Avenue. The primary entrance is centrally located under a single-story, hipped-roof, open porch with decorative cornice, supported by four wood posts with wood spandrels and a wood railing. The entrance is accessed via a wood porch and concrete walkway that connects to the street sidewalk. The entrance is flanked on either side by one-over-one lite hung windows with wood surrounds and four-lite divided exterior storm screens. The second story supports a one-over-one lite hung window with wood surround and a louvered metal vent. The south elevation is composed of a gable end, enclosed shed-roofed porch, double-stall attached garage, and shed-
roofed addition to the garage. Under the gable peak are three one-over-one lite hung windows with wood surrounds. The two windows on the first story have four-lite divided exterior storm screens. A louvered metal vent is in the gable peak. A single-story enclosed shed-roofed porch is located at the interior intersection of the “L-shape” plan. The porch features two wood-framed entrances accessed via concrete stoops and a pair of one-over-two lite wood-framed windows. The east elevation of the porch supports a two-lite wood framed window. To the east of the enclosed porch is a short addition that connects the rear elevation of the house with the double-stall garage. The short addition has a two-lite wood-framed
window. The south elevation of the garage features two pairs of wood doors composed of vertical wood planks. A shed-roofed lean-to abuts the east elevation of the double-stall garage; it has no fenestration. A one-over-one lite hung window with wood surround is visible in the second story of the east-facing gable peak of the main residence. The north elevation is composed of the double-stall garage and front-gabled addition with shed-roofed enclosed porch on the northeast corner. The north elevation of the garage has an additional wood-framed entrance. The shed-roofed enclosed porch features a wood framed entrance accessed via wood steps with wood railings and two, two-lite horizontally sliding wood-framed windows. Under the north-facing gable peak are two, one-over-one lite wood-framed windows. The west

elevation of the north addition supports one, one-over-one lite hung window with wood surround and a two-lite
horizontally sliding window with wood surround. The site is located on a corner lot near the intersection of W Beall Street and N 3rd Avenue. Two mature coniferous trees
shelter the west-facing façade. Mature bushes line the south property line. A concrete pad and dirt driveway connect the garage to W Beall Street. A wood fence encloses the northeast portion of the rear yard.
Overall, the site is in good condition. Some paint is peeling off window surrounds and the garage doors show significant wear. The addition to the north and east elevations affects the integrity of design. All other aspects of integrity are retained.

History of Property

HISTORY OF PROPERTY (by C. Alegria and C. Hendry, Extreme History Project) The property currently addressed as 302 North Third Avenue is in Beall’s 3rd Addition that was platted in 1891. This section of the block is labelled “Fleagle Tract.” Ananias Fleagle purchased the property from William J. and Rosa V. Beall on May 16, 1884. Ananias and his wife, Amelia lived in the residence from at least 1902 to the time they sold the property in 1910 (R. L. Polk & Co., 1902). Ananias was born in Adams County, Maryland to Emanuel and Mary Fleagle. He served in the Civil War in Company G., 126th PA Inf and in Company L, 21st PA Cavalry (182nd PA). He was honorably discharged on July 8, 1865 (Findagrave.com, 2021). Amelia was born on May 8, 1848 in Pennsylvania. Amelia and Ananias came to Montana in c. 1879. Ananias worked as a teamster while living in the residence. Amelia died on August 10, 1914 of dropsy and Ananias
was found dead just three months later on Wallace Avenue near the Milwaukee freight depot (The Anaconda Standard, 13 August 1914). He most likely died suddenly from organic heart disease (The Billings Gazette, 06 November 1914).
Ananias and Amelia Fleagle sold the property to Amos Walrath on March 1, 1910. Amos and his wife Harriet lived in the residence until their respective deaths in 1913 and 1925 (R. L. Polk & Co., 1912 to 1925). Amos Josiah Walrath was born in New York on October 23, 1845 and Harriet Risley was born on November 2, 1852 in De Kalb, New York. The
Walrath’s came to the Gallatin Valley in c. 1895. Amos worked as a farmer during his time in Montana. He died shortly after purchasing the property on August 3, 1913. Harriet died on January 24, 1947 (Findagrave.com, 2021). Harriet Walrath sold the property to Zada Foster on August 6, 1928. John and Zada Foster lived in the house during ownership. John worked for the U. S. Government as a mail carrier while living there (R. L. Polk & Co., 1931). Zada Foster sold the property to Hugh R. and Erma Reid on April 24, 1936. Hugh Reid was born on March 19, 1886 in Jerauld County, South Dakota. Erma was born on September 3, 1893 in Anoka, Minnesota (Findagrave.com, 2021). Erma worked as a teacher for the Story Mill Elementary School while living in the residence and Hugh Reid worked as deputy county assessor (R. L. Polk & Co., 1950, 1954, 1958).
Hugh and Erma Reid sold this property to Albert A. Frost on May 16, 1975. Frost quickly sold it to Peter K. and Mary Jane Fay on June 27, 1975. The Fays sold the property to Willard Timothy Austin on August 20, 1981, and Austin sold it to Terri J. Sullivan on August 1, 1984. Sullivan sold the property to 302 Partners LLC on October 1, 2018. 302 Partners
LLC are the current owners as of March 2021.

NATIONAL REGISTER OF HISTORIC PLACES NRHP Listing Date: NRHP Eligibility: Yes No Individually Contributing to Historic District Noncontributing to Historic District NRHP Criteria: A B C D Area of Significance: Period of Significance: STATEMENT OF SIGNIFICANCE The site consists of one historical architectural feature: a 1.5-story, wood-framed, irregular-plan house constructed c. 1890 in the Folk Victorian style with a gable front and wing form. The site features a double-stall attached garage and original
one-over-one lite windows. The residence was previously inventoried by James R. McDonald Architects in 1984 who found the building qualified, “as a contributing element within a potential historic district” (McDonald, 1984). Overall, the site is in good condition with some paint chipping and peeling from window surrounds. The site retains integrity sufficient to convey historic character, despite some modifications over time. Sect. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the
NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. The site has been evaluated against the NRHP Criteria. Cursory research found no association with events that have made significant contributions to the broad patterns of our history under Criterion A. A deed search found no association with
historically significant persons under Criterion B. The site does not represent significant characteristics of a type, period, or method of construction under Criterion C, and is unlikely to yield important information in reference to research questions under Criterion D. The site is not located within a historic district and the surrounding neighborhood has low
district potential as residences vary widely in terms of age, style, condition, and degree of integrity retained. There is little remaining continuity of use and setting in the vicinity due to infill and redevelopment that has occurred since McDonald’s 1984 recording. Metcalf recommends this site is not eligible for inclusion in the NRHP.

INTEGRITY (location, design, setting, materials, workmanship, feeling, association) Overall, the site is in good condition. Additions to the north elevation of the house and the east elevation of the double-
stall garage affect the integrity of design; though the addition to the north is composed of sympathetic materials, set back from the main façade, and screened from the public ROW by a mature coniferous tree. All other aspects of integrity remain intact. The site retains sufficient integrity to convey historic character.
