Thank you for this opportunity to submit a site plan and NCOA review for N 3rd Duplexes.
North 3rd Duplexes adds two two-household dwellings to an oversized R-4 lot. Each building has a detached accessory building to
the north. Each dwelling will have 2 above grade stories and one below grade story of residential use, producing a maximum
building height of 24’-4” above grade.
Proposed improvements included the demolition of an existing residence. An updated Historic Property Record has been prepared
by R. Schields & E. Sakariassen, Metcalf Archaeological Consultants Inc.. Per their “Statement Of Significance” included in the
attached report, “Metcalf recommends this site is not eligible for inclusion in the NRHP.” See attachment #3 included in the [Documents] folder for the completed Montana Historic Property Record report.
The NCOA Submission Package includes an expanded narrative addressing the design guidelines and project design intent.
