RE: Community First Griffin Place
Concurrent Construction Request
Please accept this letter as a request for concurrent construction of site and building
improvements for the Community First Griffin Place Site Plan. The Design Team is
coordinating with the City’s engineer regarding the upcoming improvements to
Griffin Drive. While we anticipate that infrastructure will be largely completed prior
to the start of building construction for Phase 1, we would like to request concurrent
construction to allow for flexibility if needed. This request if supported by the
following standard conditions per UDC 38.270.030 C1 b and c for Site Developments.
The Community First Griffin Place meets the provisions outlined within the UDC in
sections 38.270.030.1.b., as the water and sewer mains will be located within a public
utility easement physically adjacent to the proposed buildings, with adequate
capacity.
It will also meet the requirements of 38.270.030.1.c (1-5) as the extended mains will
only serve one lot, will be subject of an irrevocable offer of dedication to the City upon
completion of the project, the development will be under the control of a single
developer (HRDC), under the supervision of a single general contractor, and will have
no subdivision of land.
The site can be serviced by existing Fire Hydrants #634 and 635, which are both
adjacent to the HRDC lot and supplied by the 12” water main in Griffin Drive. The site
also has two existing accesses off Griffin Drive.
Please see the attached schedule and construction plan and let us know if there are
any additional conditions required to enable concurrent construction.
