ORIGINAL CONSTRUCTION DATE (DETATCHED GARAGE): 2019 PROJECT NARRATIVE: In 2019 Kristen Grimm and David Dreher completed a total renovation to their historic bungalow on West Story Street, preserving and restoring the original charm and craftmanship to the degrading structure. Since living at the property, the owners have decided they would like more space for working from home and for guests. The single car garage that was added to the site in 2019 currently has a flat roof and proposed plans include adding a gable roof structure and entry deck to the building, as well as water, sewer, and utilities to make it a habitable Accessory Dwelling Unit. The existing corrugated metal material would extend to clad the gable and roof; a steel and wood stair and deck would be added, and windows and doors that match the existing residence and garage would be utilized. Aside from these additions, no other alterations would be made to the property or to the existing historic residence. EXISTING IMAGES: View from West Story Street; restored historic home in the foreground and a small portion of the newer garage can be seen in the distance. The addition would not affect the street scape of West Story Street. 2 North elevation of garage, seen from the back yard. South elevation of garage, seen from the alley. These images are from nearby alley and subordinate structures, both new and historic construction: Our ADU addition closely relates to this 1.5 story newer construction residence on South Black. The proportions and low second floor side wall heights, along with the corrugated material relate to this home featured on the cover of Bozeman’s UDC. 5 Additional photos of existing buildings in the same alley as the proposed ADU illustrate a mix of clipped eaves and overhangs, unique materials, and one to two story alley structures.
